Covid Cases and Deaths Now Hitting Record Levels In Gaston County 1 Week After Trump’s rally

Last week, President Trump came to Gastonia to hold a packed and largely maskless campaign rally at the Gastonia Regional Airport. According to the Secret Service, at least 35,000 people came to the rally. It’s now officially the largest event to ever be held in Gaston County.

Many health experts feared that since we are currently in a pandemic, this packed rally would cause a spike in Covid-19 cases and deaths in the county.

Unfortunately, the numbers coming out from the NC Department of Health and Human Services indicate those fears may be coming true.

Yesterday, exactly 9 days after the rally, Gaston County reported its highest 1-day total of new Covid-19 cases since the start of the pandemic. The county reported a total of 157 new cases yesterday, compared with a previous high of 138 on 10/16.

There also were 17 deaths from Covid-19 confirmed in Gaston County this past week (23rd-29th), compared with just 8 the previous week (16th-22nd).

Some have argued that the spike in cases is not related to last week’s rally, but when Gaston County’s numbers are compared to the similarly-sized rural counties that also border Charlotte, Gaston County’s recent spike seems to be unique.

According to the CDC, “symptoms may appear 2-14 days after exposure to the virus”, and since many don’t get tested until they begin to feel symptoms, and since results are often not reported by the county until a couple of days after a test is initially taken, we will likely see the case count and death toll climb much higher in Gaston County over the next couple weeks.

Tomorrow, President Trump plans to hold another massive rally in Hickory, North Carolina (about 40 miles northwest of Charlotte) at the Hickory Regional Airport.

LPGA’s Symetra Tour Championship is Coming To Lake Norman

The 10th and final stop on the 2020 “Road to the LPGA” takes the Symetra Tour to River Run Country Club in Davidson for the 13th annual Symetra Tour Championship from November 1-6.

“We are excited to finalize the top-5 players in the Volvik Race for the Card and celebrate their LPGA Tour membership for the 2021 season,” said Mike Nichols, the Chief Business Officer of the Symetra Tour. “Additionally, all five will be awarded entry by the USGA into the U.S. Women’s Open at Champions Golf Club in December.  Seeing these elite athletes achieve a lifelong dream of becoming LPGA members as well entry into the final Major Championship of the season will truly create for a memorable week and fitting conclusion to the 40th season of the “Road to the LPGA.”

Greeting the 84-player field in Davidson is a total purse of $175,000. Individuals are set to compete in a 72-hole stroke play format with a cut to the low 60 players and ties after 36 holes. The winner’s share for the event is $26,250.

UNC Charlotte Issues ‘2020 State of Housing in Charlotte’ Report

Housing prices in the Charlotte region – fueled by rapid population growth –  continue to rise, especially in the lowest-priced sector, according to a new report issued by UNC Charlotte’s Childress Klein Center for Real Estate (CKCRE).

State-of-Housing-Report.jpg“The Charlotte region has long benefitted from having good quality and relatively inexpensive housing,” said Yongqiang Chu, CKCRE director. “However, there are several real challenges to maintaining that advantage, especially in areas of housing affordability. Through our data-driven report, our aim is to bring these issues to light, as they will take regional coordination to address.”

Chu – who is also the Childress Klein Distinguished Professor of Real Estate and Urban Economics and professor of finance for the Belk College of Business – presented highlights from the report during the State of Charlotte Housing Virtual Summit on Thursday, Oct. 29.

Chu said home prices and rents will continue to outpace inflation until the region begins to produce new housing units in greater numbers than it has over the past eight years.

The COVID-19 pandemic hasn’t affected the overall trends in housing but has accelerated home prices, Chu said. During the pandemic, homeownership increased by 3 percentage points.

The “2020 State of Housing in Charlotte” research report also found that that: 

  • Population growth in the region is outpacing housing growth. From 2010 to 2019, the population grew by 1.9%, but housing units grew by only 1.6%.
  • Land prices are rising rapidly across the region, which is driving up the price of housing and also pushing more people toward the suburban fringe.
  • The lowest-priced segment of the owner-occupied market has seen the sharpest price increase, impacting low-income and middle-income affordability. Between 2010 and 2019, home prices in this segment have risen 195%, from $48,990 to $145,000. That’s an annual increase of 14.5%.
  • Middle-income housing affordability is becoming a significant challenge for the region. A household earning $65,000 a year can only comfortably afford about 36% of the homes available for sale.
  • As rates increase for all types of rental housing, the percentage of cost-burdened renters is high; and there is an ongoing need for additional low-income housing. In the region, 45% of all renters meet the definition of being cost-burdened, spending more than 30% of their gross incomes on housing costs.
  • Between 2018 and 2019, Charlotte’s population growth was the second highest among 11 national competitor cities and was the highest among eight regional competitor cities.
  • Home prices in Charlotte are moderate compared to regional and national competitors. However, the growth rate is among the highest. Between 2018 and 2019, the median housing price in the Charlotte region increased by 8.5% to $266,000.
  • Among regional competitor cities, Charlotte renters pay among the highest rates. However, the region is roughly average among national competitors.

    North Carolina Just Recorded Its Highest Number of New Covid Cases In 1 Day, Again

    The State of North Carolina has just recorded the highest number of new Covid-19 cases in 1 day, again.

    Yesterday, officials with the NC Department of Health and Human Services announced that there were a total of 2,885 new cases over a 24-hour period – the highest number our state has seen since the pandemic started (beating the previous highs of 2,716 on 10/23 and 2,684 cases on 10/16).

    We’ve also been seeing an increase in the number of hospitalized, with a total of 1,182 Covid-19 patients currently undergoing treatment.

    Rents in Charlotte Down 2.3% Since Start of Pandemic – November 2020 Rental Report

    As the COVID-19 pandemic and its ensuing economic fallout continue to overwhelm renters across the country, monthly rent estimates paint the picture of a protracted national slowdown and uneven recovery.

    • Rents in Charlotte increased 0.1% month-over-month, and are down by 2.3% since the start of the pandemic in March.
    • Year-over-year rent growth in Charlotte currently stands at -2.2%, compared to 3.1% at this time last year.
    • Median rents in Charlotte currently stand at $1070 for a 1-bedroom apartment and $1196 for a two-bedroom.

      Governor Cooper Signs New Executive Order To Stop Renters From Being Evicted

      The Governor of North Carolina has just issued a new executive order to stop renters from being evicted from their homes due to financial hardship related to the COVID-19 shutdown.

      Executive Order No. 171 specifically supplements the existing NC HOPE initiative, which pays landlords and utility companies directly in order to keep people in their homes with electricity still flowing.

      “Many families are trying to do the right thing, but this virus has made it difficult. Roughly three to 400,000 households across North Carolina are currently unable to pay rent. Therefore, today, I have signed a new Executive Order to prevent evictions in North Carolina for people who can’t afford the rent,” said Governor Cooper. “The result during this global pandemic will be more North Carolinians staying in their homes, more landlords getting paid rent, and fewer utility companies shutting off power.” 

      In addition, to help ease housing concerns, North Carolina is funding the Back@Home program, which helps families experiencing homelessness and provides financial relief to some landlords whose tenants are at risk of homelessness.
