Rents in Charlotte up 2.9% Over Past Month – October 2021 Rental Report

0
This month, the national rent index jumped another 2.1%, with rents now up by a total of 15% since this time last year. Rent growth has cooled slightly from its July peak, but we’re still seeing significant price gains at a time when seasonality in the market normally causes a dip in rents, according to ApartmentList.com’s latest report.
Rents are still increasing in nearly all of the nation’s 100 largest cities, but with Boise, ID and Spokane, WA marking notable exceptions where rents dipped this month. These markets have seen some of the nation’s fastest growing rents over the past year, but it appears that they may have hit their peaks. Among the 100 largest cities, there are now just 5 remaining where rents are still below pre-pandemic levels.
Here are some highlights for the Charlotte region:
  • Rents in Charlotte increased 2.9% month-over-month, compared to 2.1% nationally. Month-over-month growth in Charlotte ranks #28 among the nation’s 100 largest cities.
  • Year-over-year rent growth in Charlotte currently stands at 20.1%, compared to -2.5% at this time last year.
  • Median rents in Charlotte currently stand at $1282 for a 1-bedroom apartment and $1433 for a two-bedroom.

Charlotte’s Crescent Communities Announces New $1 Billion Build-to-Rent Venture

0

Charlotte’s own Crescent Communities has just announced plans to invest over $1 billion in a new build-to-rent community concept in major sun belt cities. Their first project will be in Charleston, followed closely by a large-scale development in Charlotte.

“Single-family build-to-rent allows Crescent Communities to be a part of the solution to the tremendous under-supply of rental housing in the U.S., and this partnership enables us to develop more than 3,000 new rental homes,” said Tony Chen, Managing Director of Crescent Communities’ new HARMON brand.

The first community will consist of 109 townhomes, located 25 miles from downtown Charleston in the town of Moncks Corner, SC, and will be called ‘HARMON Foxbank’. Construction is slated to begin in October 2021 with first units available to rent in early 2022.

Here in Charlotte, the company is planning a 300-townhome HARMON development either in Ballantyne, north Charlotte, or Gastonia, according to Chen. They hope to break ground on the Charlotte community sometime next year.

According to a press release from the company, they hope to give “a gateway opportunity to owning homes in great neighborhoods” and are promised to offer “privacy, extra space, and sense of community pride – without the friction of homeownership.”

Separate 3.3 and 2.8 Magnitude Earthquakes Rocked South Carolina Yesterday

0

Yesterday the Palmetto State was shook by 2 of the biggest earthquakes they’ve seen in years.

The first 2.8 magnitude quake struck 3 KM NNE of Summerville, SC at 8:49 am and the second, much larger, 3.3 magnitude quake struck just a few miles south of the first one at 2:21pm yesterday afternoon, according to the USGS.

Earthquakes have been increasing in frequency around the Charlotte region over the past few years. Last year, we experienced the largest earthquake in over 100 years when a 5.1 magnitude quake hit Sparta, NC, and since then, dozens of aftershocks have continued to rattle our state.

According to USGS.gov, “Moderately damaging earthquakes strike the inland Carolinas every few decades, and smaller earthquakes are felt about once each year or two.”

The Rising Stars of NFL in 2021

0

We’re currently in the middle of this year’s NFL season and we wanted to give you our latest predictions of which players to watch based on their performance so far and during other seasons. From rookies to veteran superstar players, player props at Fanduel.com have you covered with secure bettings on individual players and teams as a unit all in one place. Fanduel uses the latest data and scores to provide accurate predictions and give suggestions if you’re unsure. Quarterbacks remain the driving force behind the NFL and would definitely be the main ones to watch. This article looks at the rising stars of the NFL in 2021.

Superstar Players

Firstly, it wouldn’t be a NFL article without a shout out to the players who made headlines in the first place and made the league what it is today. These veteran players paved the way for their younger teammates and made names for themselves as celebrities. Rightly so, these are now big household names across the country and someone always has something to say about the veterans.

Aaron Rodgers- Green Bay Packers: At 37 he is considered one of the older players but there’s no doubt that Aaron Rodgers is one of the best players in the league as seen by his track record of dazzling opponents and regularly making headlines. The natural quarterback shows no signs of slowing down with his record-breaking career in American football.

Russell Wilson- Seattle Seahawks: Another quarterback with an impressive track record is Russell Wilson who has demonstrated his ability to gain most valuable player (MVP) status in the past and definitely has potential to make big gains for the Seahawks this season.

Up-and-coming

Here are our latest predictions based on how this season is panning out. Definitely worth watching the young players come into their own as their professional careers grow and they get used to life in the NFL. Here’s our ones to watch out for which are worth investing in over this season and the next few years.

Justin Fields- Chicago Bears: The 22 year old quarterback is a force to be reckoned with. Fields has already shown potential with this season’s movements on the league for the bears. Rodgers and Wilson walked so Fields could run. Fields will definitely be stepping up and no doubt continue to make headlines in the next few seasons.

Trevor Lawrence- Jacksonville Jaguars: Another young quarterback making headlines is Trevor Lawrence. Lawrence was scouted as a freshman and is proving to be a real asset to the Jaguars. If his career continues the way it has been going, Lawrence is the one to watch for sure, going from strength to strength. He is consistent in pass attempts and has already got a lot of passing yards under his belt.

Zack Wilson- New York Jets: Having been scouted at college, this quarterback wasted no time building an impressive resume for himself. Wilson’s track record with the Jets is impressive not to mention his debut as the youngest freshman quarterback to ever start for the Cougars. With a four year contract for the New York Jets under his belt, Wilson is definitely going to be one to watch. A valuable asset to the Jets and he is bound to go from strength to strength.

Ja’Marr Chase- Cincinnati Bengals: This award-winning receiver is proving to be a future superstar player in the NFL. With a solid record during his college football career, Chase is predicted to make big gains for the Bengals in the coming years. Be sure to watch out for the young player and see how he settles into his NFL career.

Naturally, we can’t list every up-and-coming player and there are doubtless more on the horizon. We hope you enjoy reading our predictions on who to watch and future superstar players who are sure to be valuable assets to the NFL.

How To Start Your Own Custom Clothing and Apparel Business

0

There is a wide potential client base for custom clothing and apparel and starting your own business in this field could be a great idea. Individuals love this kind of clothing for their events or for daily wear and many businesses count on these types of companies to kit out their staff and brand the business further. The beauty of this kind of business is that you can start in a small way and easily scale up once the customers start to arrive. Here is how to go about getting started in this industry.

Key Equipment and Base Materials

The first stage of your setup is to get the machinery that is required to create the apparel and to ensure that you have the base materials ready for your first customers. To begin in a simple way, focus on doing one or two clothing items, such as t-shirts and sweaters  — you can always branch out later on when orders come in. You can find suppliers of plain clothing online of which you will then be able to emblazon with whatever the customer wants. A laser clothing printer will be the biggest expense here, but you could look to buy second-hand in order to keep those costs down. You can also do more research and look for alternative DTF roll printer options to see if they’ll fit your needs and budget.

Another good option will be working with a printing company that has high-quality materials, dropshipping and sustainable packaging. There are some effective key points for you to know how to start a t-shirt business. It will help you grow and expand your business in a short period of time.

Social Media Set-Up

The best place for you to get started with your custom clothing company is online, using social media as a tool to promote the goods. You may have to waste some of your base materials here for marketing efforts. Make sure that you create a variety of t-shirts and sweaters with a variety of designs on, in order to inspire people to purchase from you. The best hashtags and pages to target are those for stag and hen parties, birthday events, and small businesses that may wish to make the change to the uniform which you have designed.

Marketing

Another great way of marketing here is to use influencers to showcase your goods. Contacting people on social media and sending them an example of the quality which you can create is a great way to get them to help you out. Influencers will also charge a cash amount so you will need to negotiate to get a great price. Beyond this, you can seek out local trade shows where there will be many businesses, and show off your wares to them as well.

Deliver to The Customers

Once you see orders coming in you have to absolutely ensure that you are giving the best quality service that you can. This is about you building a reputation and in order to do that you need to show high-quality customer service and deliver perfect products to the customers. Engage as much as possible with those customers and ensure that you keep a log of who is buying what, so you can reach out to them again in the future.

The key is always ensuring that your product is of the very highest quality and that you are pushing hard on the marketing front.
