National Weather Service Issues Freeze Warning For Greater Charlotte Area

0

If you were excited about the recent warm weather we’ve been having, I’m sorry to say, it just ended.

The following freeze warning from the National Weather Service was issued for the greater Charlotte area, including Cleveland, Lincoln, Gaston, Mecklenburg, Cabarrus, and Union counties:

...FREEZE WARNING IN EFFECT FROM MIDNIGHT TONIGHT TO 9 AM EDT
SATURDAY...

* WHAT...Sub-freezing temperatures as low as 28 expected.

* WHERE...Upstate South Carolina, northeast Georgia and the
southern piedmont and southern foothills of North Carolina.

* WHEN...From midnight tonight to 9 AM EDT Saturday.

* IMPACTS...Frost and freeze conditions will kill crops, other
sensitive vegetation and possibly damage unprotected outdoor
  plumbing.

PRECAUTIONARY/PREPAREDNESS ACTIONS...

Take steps now to protect tender plants from the cold. To prevent
freezing and possible bursting of outdoor water pipes they should
be wrapped, drained, or allowed to drip slowly. Those that have
in-ground sprinkler systems should drain them and cover above-
ground pipes to protect them from freezing.

If you moved here from Ohio or New York (like myself), you may be rolling your eyes, but if you’re from Florida or California, you might need to make some changes to prepare for the coming winter temperatures.

To prepare your car, top off all your fluids, especially your oil, power steering fluid, and antifreeze. You’ll also want to check your tires and make sure your air pressure is over 32 PSI.

To prepare your home, make sure to drain all fountains and exterior water fixtures. Always let at least one of your faucets drip to avoid freezing pipes. Consider buying a humidifier if you’re sensitive to dry air. If you have an older home with older windows, investing in some shrink film insulation will save you a ton on your heating bill.

To prepare yourself, buy some thermal gloves, a warm hat, and a winter jacket. If you’re going to spend any length of time outside, you may even want to consider buying an electric heating jacket.

If you have a pet – make sure to read our article about how to keep your furry friend warm!

Weathering the Storm: How to Prepare for Bad Weather

0

Climate change has become a hot-button issue in recent years. The earth’s climate is changing at a rapid pace, and we are left scrambling to fit into Mother Nature’s plans. Inclement weather events have been on the rise in the last decade, and it has had disastrous effects on the economy.

There has been a significant loss of lives, livelihoods, homes, and jobs caused by bad weather. Thankfully, technology has advanced to help us deal with the fallouts of bad weather as well. Thanks to scientific advancement, we are much better prepared to pick up the pieces after a major weather event like a tornado or a snowstorm. So how do you prepare for bad weather? Let’s find out!

Weather Forecasts Should Be Your First Priority

The best way to prepare for an incoming bad weather event is to know that it is coming. You don’t want to know about severe weather events at the last second. This is because of multiple reasons. Firstly, it is likely that when these events start showing up on the news, it might be too late to make structural repairs on your home or vehicles.

Secondly, by the time word gets about the weather event, you might be hard-pressed to find the equipment you need in stores. On the other hand, if you follow reliable forecasts like the tomorrow.io forecast, then you can check and refill your inventory without worry. You can also reschedule your work if you work outdoors. Your clients will appreciate the heads up on the delay!

Stock Up

Bad weather often means you’re left without essential services like electricity and water. In such extreme cases, you need to have supplies on hand that will help you survive these challenging conditions. Being prepared to live through extreme weather events means having a well-stocked pantry with emergency supplies like canned food, bottled water, portable stoves, and more.

One thing that people overlook when preparing for disaster is that you might need more supplies than you anticipated. Thus, always stock emergency supplies for more people than you usually have in the house. If you have a four-person family, stock your pantry for six. You’ll thank yourself when the lights go out and your heating stop working in a snowstorm!

Don’t Forget Batteries

Most emergency stocks contain a variety of flashlights, floodlights, and other portable electric gadgets. But what happens when your batteries run out? It’s easy to forget to stock up on extra batteries because you don’t have a visual on them. But batteries are as important as the lights and fans themselves!

As an added bonus, in severely challenging conditions, you can touch batteries to steel wool to act as a makeshift fire starter too! You never know how long services will be out, and by stocking both battery-operated gadgets and batteries, you can be prepared to see through dire conditions for many days.

Check Your Weatherproofing

If you live in an area that experiences a lot of bad weather conditions, it is likely that you already have a weatherproofed house. However, it is still necessary to check the weatherproofing wherever possible before any major weather events. You should do a sweep a week before the storm is expected to hit your area, keeping a special eye out for edges and corners. These experience the most wear and tear and are likely to show damage.

In case you are unsure of how to check this, or in case your house doesn’t have weatherproofing yet, consider hiring a professional. Cold weather can cause water to freeze in your pipes, increasing the chances of the pipes bursting. This is expensive to fix but can be simpler to prevent.

Update Your First Aid Kit

Weathering a storm is pretty scary. Tensions run high, visibility can get very low, and there is a disruption in our everyday lives that can be disturbing. There is often a corresponding increase in accidents to extreme weather events, and this is why you need to have a stellar first aid kit at hand. This kit should include a few over-the-counter medications that you should check on for expiry every 6 months.

First aid kits should have wound disinfection and treatment supplies and some essential antibiotics and anti-inflammatory medicines. It is also a good idea to have digestive medication on hand as well, along with non-prescription medication for aches. If you live in areas where extreme weather events frequently cut you off from essential services, it is a good idea to take a first aid class in case of emergencies.

4 Things to Do Immediately If You’re Selling Your House

0

When selling your home, your two biggest objectives will likely be to get it sold quickly and for a good price. You can do a lot to help the sale of your home go smoothly, whether you are selling it privately or through a real estate agent. Below we have included four things that you can do now to ensure a more straightforward house sale.

First Impression

We have all heard that you don’t get a second chance to make a first impression, and this cliché rings true even when it comes to homes. Many buyers will have ascertained whether they are interested in exploring your house further by the time that they get to the front door. Take a good look at your home with fresh eyes and try to imagine what a buyer would see. Make their arrival welcoming by clearing away clutter and planting bright flowers. Replace old, worn-out doormats and make sure that rubbish or recycling bins are out of view.

Declutter

It is unbelievable how quickly a house can get filled with clutter from piles of paperwork and stacks of books to overflowing toy boxes. Now is the time to get rid of superfluous processions. You can sell them online through Craigslist or eBay or donate them to a local charity. It is better to have your home sparsely furnished than feeling cramped, so start packing now. Tackle each room one by one and have piles for sale items, donations, and storage. If you don’t intend to use it in the next few months, then pack it away.

Set the Scene

When a potential buyer comes to your home, you want them to be able to picture themselves living in your space and feeling content, happy, and relaxed. You never know when a last-minute viewing might happen, so it is best to keep your house as sparkling clean as possible at all times. Moreover, in addition to simply smelling ‘clean,’ certain smells trigger positive emotions. Citrus, cinnamon, and pine are all available as artificial air fresheners, so try to incorporate these smells into your home in natural ways for maximum effect. A well-laid table, complete with a simple centerpiece of a vase of lemons and limes, could do the trick.

Pest Removal

Even the cleanest of homes can make use of pest control in Charlotte. The price of an inspection is down to the buyer; however, the cost of eradicating any pests such as rodents, termites, or fleas would be up to the seller. Infestations can ruin a potential sale, cause the buyer to renegotiate a lower sale price, and lead to your home getting a lousy reputation, further limiting your sale price.

The price point, location, and the number of bedrooms and bathrooms are all pertinent considerations for any potential buyer. However, your home must stand out from the crowd once buyers have narrowed down their choices. You don’t need to spend a lot, but you want to put in some additional work to get your house showcased to its full potential. Whether you manage to get through one item on this list or each and every one, they will each undoubtedly enhance your home’s selling potential.

NC Businesses are Reopening but What Lies Ahead?

0

Barely a year ago, COVID-19 plunged our world into chaos. For some, it feels like a decade has passed – just ask any small business owner. In the past 12 months, more than half thought they would lose their company. But thanks to Coronavirus stimulus measures, only about 2% of small businesses nationwide have closed their doors.

However, that doesn’t mean these enterprises aren’t hurting. As of December 2020, a quarter of businesses had less than 13 days cash-on-hand. To be sure, it’s been a rough year.

But things are looking up. With vaccination efforts ramping up, infection rates are starting to dip. So this week, North Carolina Governor Roy Cooper began loosening Coronavirus restrictions statewide.

Some Businesses Can Re-Open at 100% Capacity (with Restrictions)

As of March 23, the Governor signed an executive order relaxing COVID restrictions across the state. Per Executive Order No. 204, museums, personal care businesses (like hair salons), and general retail business can re-open at 100% capacity. Additionally, outdoor pools, fitness centers, and restaurant patios can resume full operations.

However, the pandemic isn’t entirely over for these enterprises. Measures mandating physical distancing and mask-wearing in indoor & outdoor public spaces remain in effect. So, they’ll still have to contend with the headache of dealing with anti-maskers.

Not every business will take advantage of relaxed restrictions, though. Like Elite Hair and Spa in Lumberton, other businesses are waiting until COVID numbers improve further before allowing 100% capacity. Shalina Texidor, an employee at Elite Hair and Spa, stated it was more important to ensure staff safety.

But despite the mixed reaction to the executive order, it’s a positive sign. State authorities have looked at infection and vaccine metrics, and in doing so, it appears they see the light at the end of the tunnel.

Certain Operations (Like Restaurants) Still Face Capacity Restrictions

While many operations can now (mostly) resume business-as-usual, others remain burdened by significant capacity restrictions. As of March 23, venues where people gather in close quarters – like movie theaters, bars, and arenas – can open, but only at 50% capacity. Meanwhile, restaurants, gyms, indoor amusement parks, and indoor pools can operate at 75%.

For some, these differences may seem unfair. However, NC health authorities have based their decisions on evidence. Over the past year, contact tracing has revealed that viral spread is incredibly potent in places where physical distancing is impossible. While mask-wearing significantly reduces contagion, they are not foolproof.

Secondly, the updated capacity numbers are higher than they were before the executive order. Before March 23, restaurants could only operate at half capacity. Even worse, bars in North Carolina could only accommodate 30% of fire code. Furthermore, the indoor gathering limit has gone from 25 to 50, and the alcohol curfew has been lifted.

Nonetheless, things remain tough. The virus is still out there, and many North Carolinians have yet to get their vaccination. Because of this, some regulars might not return to their old haunts for months yet.

So, to protect their bottom line, many operators are seeking out private financing. If you plan on doing the same, check out this small business lender list NC.  No matter your situation, you’re likely to find a provider that can help you fill in your cash flow gaps.

North Carolina is Vaccinating at a Brisk Pace

If you’ve seen North Carolina’s latest COVID numbers, you might be questioning the wisdom of relaxing restrictions. As of this article’s writing, the Tar Heel State was reporting an average of 1,534 cases per day. That’s less than a quarter of daily cases during the second wave peak, but it’s far from zero cases per day.

However, things are different this time. Vaccines are finding their way into arms fast. As of March 28, more than 2.9 million North Carolinians – or 28.15% of the state – had gotten at least one dose. Add that to those who have recovered from COVID – with every passing day, it will get tougher for the virus to spread.

So, once you take these facts into account, loosening restrictions make sense. If current guidance on the real-world effectiveness of COVID vaccines is any guide, this is an evidence-based decision.

COVID-19 Variants Still Pose a Threat

However, there is a wildcard out there – the variant strains. In recent months, mutated COVID viruses have emerged in the UK, South Africa, and Brazil. These bugs are concerning for several reasons – most importantly, they are far more infectious than the original Coronavirus.

Secondly, they appear to affect younger adults more severely – a concerning turn of events, given their cavalier attitude towards COVID. And finally, it’s unclear whether these new mutations respond to the vaccines as readily as the original Coronavirus strains.

The first two features make the variants very concerning. So far, however, it appears the vaccines are suppressing their spread. For convincing evidence, you needn’t look further than the United Kingdom.

In January 2021, UK scientists reported the existence of B.1.1.7. This genetic mutation of COVID-19 made it far easier to spread, which explained exploding case numbers in the preceding weeks.

At the same time, the United Kingdom’s national vaccination program had just begun. With lockdown measures, new cases have sunk from a high of 60,000 per day in January 2021 to less than 4,000 now. Deaths have plummeted from 600 per day to around 60 per day. Not bad at all.

The Road to “Normal” Will be a Bumpy One

So far, it appears that current vaccines are doing well against COVID-19 and its variants. As vaccination rates increase, new infections and severe outcomes should continue to decline. However, as long as the virus is out there, the chances of a vaccine-beating mutation emerging remains possible.

If you are a business owner in NC, remain on guard. Create a contingency plan against further disruptions, and you’ll give yourself the best chance of surviving future COVID outbreaks.

Huntersville Police Make Felony Arrest After Finding Over 8 Lbs of Marijuana in Car

According to officials, the individual who the officers pulled over was charged with; Felony possession of Marijuana, Possession With Intent to Sell/Deliver Marijuana, Maintaining a Vehicle for Keeping a Controlled Substance, Carrying a Concealed Gun, and Contributing to the Delinquency of a Juvenile.

“Man I can’t wait till our taxes aren’t paying for silly things like this, while police flex on Facebook”

“Soooo where’s the victim in this crime?”

“Get those dangerous pot smokers and put them in jail. Btw. This is sarcasm. Pot is legal in a dozen states. It’s a waste of our time and money to try to lock up these peeps. Give them a legitimate existence and tax them….”

“And spread those twenties out to look like more “

5 Ways To Get Ready for Fall

0

As each year draws to a close, the season of pumpkin spice and everything nice comes knocking at the door. From captivating leaves to delicious pies, the fall season and all of its associated aspects bring a certain warmth, cheer, and comfort to the table.

But if you are not prepared for the season, it can also carry a few challenges. This can lead you to face everyday issues such as grappling with setting up the right decor or striving to cook weather-appropriate recipes.

To help you breeze through your preparations for the breathtaking season, here are 5 ways to get ready for fall.

1. Get Some Firewood

Fall is most popularly known for the bright and pretty combination of seasonal scenery. But it also brings a certain chill to the air that signals the arrival of subsequent winter. This calls for some prudent practices that help protect yourself and your loved ones from the noticeable change in weather.

That is why getting some firewood is often the first step for those who live in considerably colder areas. If you fall under the same category, following this approach helps you stay warm and cozy.

2. Plan Your Halloween

Fall also marks the celebration of Halloween, which stands out due to its fun and frolic vibe. By looking into costumes for women, men, and children, you can get a headstart on your Halloween preparation.

You can also look into outdoor Halloween décor, which puts your home in the festive spirit. This makes sure that you are fully prepared for the first major holiday of the season. While you are at it, don’t forget to invest in some Halloween gifts or candy to share the trick-or-treat cheer with others.

3. Look Into Seasonal Décor

To make your home ready for fall, you should also make a few changes to your décor. Getting a knit throw for your couch, changing upholstery to seasonal colors, and putting seasonal décor around your home works wonders for your mood.

You can also go beyond visual changes and get some scented candles that are associated with fall. From cinnamon sticks to apple pies, the different aromas can instill significant warmth around your home during the season. This also encourages a sense of comfort within your household.

4. Prepare Your Home for the Weather

Apart from aesthetics, you should also pay attention to functional preparations for the season. This includes clearing your gutters, cleaning your chimney, and maintaining your furnace. Similar to your purchase of firewood, this aspect ensures your safety in the face of colder weather.

Before winter arrives at full capacity, you should also look into any home repairs you had put off during the summer. This ensures that you can knock these tasks off your list before the weather grows more challenging.

5. Stock Up on the Right Groceries

If there is one thing that fall is known for, it is the season’s penchant to put comfort food on the table. From delicious stews to flavorsome hot chocolate, this part of the year gives you plenty of opportunities to appreciate simple yet mouthwatering dishes in all their glory.

To enjoy these offerings to the fullest, ensure to stock up on the right groceries. This allows you to make delectable dishes immediately and saves you from rushing to the store for every other ingredient.

Final Thoughts

By following these tips, you can be ready to embrace the season and all the goodness that it brings with it. This ensures that you can make the most out of your time before you get busy with the holiday season during Thanksgiving and Christmas.

4 Creative Personal Branding Ideas for Charlotte Real Estate Agents

0

As a real estate agent, it can be difficult to stand out against the competition in such a saturated market.

Charlotte was recently named the 6th best large real estate market in the country in 2020, and if you’re a local real estate agent, you know the competition is fierce and plentiful. So how do you stand out amongst the crowd and advance your business when everyone seems to want a piece of the action?

Branding is one of the most important, yet seemingly elusive, elements of a successful real estate business. Good branding shows potential clients that you are professional, trustworthy, and experienced. Great branding communicates a unique message to clients that you are out to accomplish more than just house sales; that you understand your customer’s needs as much as you understand the housing market and you’re genuinely looking to make a difference in people’s lives.

If you’re looking to grow your Charlotte real estate agency and stand out from the crowd, let’s explore the importance of brand building as well as few creative ideas that will take your marketing strategy from good to great.

1. Create A Slogan

What could be better than having a clear, effective logo for your real estate business? Creating a logo and a slogan! An iconic logo makes your brand memorable and helps you stand out against the competition. A slogan takes you one step further, cementing your brand and what you’re best known for in the customer’s mind. Stand out as one of the best Charlotte real estate agents by crafting a creative slogan to communicate your strengths and complement your business’s logo.

2. Use Branded Promotional Items

Stand out against the competition and put your business in front of potential client’s eyes by investing in branded promotional items. Whenever your VIP clients use your branded items, you get free advertising and potential word-of-mouth recommendations!

Promotional products can inform the buyer about your personality and what working with you would be like. For example, if you specialize in selling large homes with expansive outdoor spaces to play and entertain, you may give away promotional grilling tools, sunglasses, or frisbees. If you have a passion for travel and specialize in selling vacation property, you may choose branded drawstring backpacks, luggage tags, or passport holders to advertise what you do best.

3. Reinforce Your Brand

You want to be sure that your brand’s logo and slogan are consistent across all platforms. For instance, social media handles, email headers, e-signatures, and website design and content should display your brand as uniform in goal and aesthetics.

In order to further your unique vision and help those in the Charlotte community, your brand needs to appear consistent wherever your potential clients may lay eyes on it. When you’re consistent with your brand, you are consistent with your message and your business becomes more memorable and appears more trustworthy.

4. Focus on What Sets You Apart

In order to brand yourself in a way that puts you ahead of the competition, focus on what sets you apart from others in Charlotte who are in the real estate game. Do you specialize in luxury property and exclusivity? Are you passionate about eco-friendly sustainable homes? Do you love finding properties in rural areas with lots of acreages?

If you establish yourself as the expert in your niche and work your specialized skills into your personal branding, you will be sure to stand out in the crowd and attract customers who are a good fit for you and your business.

In a city like Charlotte that is constantly growing and thriving, it can feel impossible to set yourself apart from other real estate agents. However, if you focus on your niche, reinforce your brand, and creatively utilize promotional products and slogans, you will be able to make a difference in your community while you continue to connect with clients and grow your real estate business.

Breaking Down the Charlotte Hornets’ Curse

0

For basketball fans across North America, the Charlotte Bobcats-turned-Hornets are known as one of the unluckiest franchises to hit the court in recent years. Established in 1988 as the Bobcats, then exported to New Orleans in 2002, and then brought back in 2004, the now-Hornets have consistently struggled for success.

But for Charlotte locals, and those residing in the US’s southeast region, the Hornets are the only team close enough to support personally. The closest NBA picks are the Atlanta Hawks or Washington Wizards, each separated by hundreds of miles and beleaguered by their own concerns.

With zero division or conference titles since the team’s (re)founding in 2005, it’s not hard to argue that there’s something awry with the Hornets franchise. Almost exclusively, NBA predictions and picks that focus on the team cast them as the underdog.

Though (as the Bobcats) in 2010, the team made it to the playoffs, they were eliminated in the first round. Today, pundits and experts who put time and research into their picks now consider the LaMelo Ball factor into their NBA predictions. However, the budding star may not be enough to steer the Hornets to another playoff appearance quite yet.

In fact, Ball’s recent injury has many sports fans decrying the infamous Hornets Curse, as the shoo-in for NBA Rookie of the Year had to call an end to his 2021 season. Now that basketball predictions will exclude Ball, when considering the Hornets, the franchise’s prospects are grimmer than ever.

“A Hornets Nest of Rebellion”

Though Ball is the latest apparent victim of the Hornets curse, fans and pundits can’t quite pin down when the curse began—though the earliest record of the Hornets stretches back centuries. During the Revolutionary War, citizens of Charlotte resisted a hostile takeover, described by one man as “a hornet’s nest of rebellion.”

Over 250 years later, the Hornets’ rebellious spirit continues. Though the team may not be appearing favorably in any NBA predictions from sportsbooks and pundits, the squad’s rebellious spirit lies in the simple fact that they persevere.

In fact, despite the team’s unlucky history, they managed to attract one of the NBA’s most legendary athletes: Michael Jordan. MJ’s purchase of the franchise in 2010 has seen improvements to infrastructure, investments, and enthusiasm behind the team.

Those fearing a curse could easily count MJ’s involvement as a positive omen. In fact, it has some re-evaluating the Hornets’ curse—could it just be a slew of bad decisions?

Draft Lottery Curse or Incompetence?

The legends surrounding the Hornets’ curse are relatively new. In fact, rumors started swirling about a possible curse only after multiple decisions at the annual NBA draft left analysts, sportsbooks, and fans baffled.

Beginning back in 2010, a slew of high-profile draft picks of college stars failed to pan out, including Sean May and Kemba Walker. Though much of this can be blamed on manager Rich Cho, the issue continued even after Cho was replaced.

Overall, the Hornets have tended to draft older players with a reliable and consistent history, while also failing to attract younger stars with a bright future. In 2012, the Hornets squandered their two draft picks by wasting one on Michael Kidd-Gilchrist rather than Anthony Davis.

In 2015, the Hornets decided to forego four future first-round picks from the Celtics, who wanted to trade up. Instead, the Hornets drafted Frank Kaminsky, who failed to live up to the hype.

In other words, it may not be a curse, but a long series of poor decisions by management. However, the Hornets did make one of the smartest moves in recent history by nabbing Ball at the 2020 NBA Draft, effectively ending rumors of a curse…. until Ball was injured in March 2021.
