Highly Contagious India Covid Varient Found in South Carolina

0

South Carolina’s Department of Health and Environmental Control (DHEC) has just reported finding at least 4 individual cases of the highly contagious B.1.617 Covid-19 variant, which was first discovered in India.

According to the CDC, the new strain is now believed to be more contagious than standard SARS-CoV-2 and that normal public health measures (masking, social distancing, and hand washing) can greatly reduce the new variant’s spread.

The CDC also notes that the B.1.617 variant has:

  • Potential reduction in neutralization by some EUA monoclonal antibody treatments
  • Potential reduction in neutralization by post-vaccination sera

While it might have some impact on the vaccines, experts don’t currently believe that its unique mutations will be enough to significantly weaken protection against serious illness.

Please stay cautious out there!

Electron JS Guide & Desktop Apps Using the Framework

0

Electron JS is a GitHub open-source framework. Providers of Electron JS development services use the software to create cross-platform applications on the basis of HTML, CSS, and JavaScript. To make this possible, Electron uses Node and Chromium technologies.

The software is compatible with Windows, macOS, Linux. It is designed to simplify the development process. The framework has made debugging and profiling, cash reporting, the creation of native menus, and automatic updates easy.

Why companies use Electron

Most companies opt for Electron to create their desktop applications for the following reasons.

1. Data security

8.3 million Flaticon and Freepik users lost their emails and passwords to cybercriminals through an injection attack. Injection is in the top 10 list of application security risks. Such an attack occurs when a developer uses untrusted data for commands.

Electron prevents the injection risk by ensuring that developers are not sending input directly to the interpreter. This ensures that the data is sanitized and the vulnerabilities eliminated.

2. Compatibility

It is loved for its compatibility with all JS structures. This makes it possible for developers to use the software for building high-quality apps.

3. Simplified framework

Electron is easy to use. The platform’s features are created all at once, also making testing easy for the customers. This eliminates the need for the customers to explain to each development team what their requirements are. The simplified management goes further to reduce the development time.

The other pros of Electron include accessibility, a reusable structure, and reduced costs.

Desktop apps that use Electron

As mentioned, big companies are using it for the development of desktop applications. Here is a list of applications developed with Electron.

1. Pexels

Pexels is among the best sources for business images. Marketers, designers, small businesses, and non-profits use the photo and video library for diverse and quality content.

Pexels used Electron.JS to build a gallery-type desktop application. The reason Pexels selected the framework because users can easily copy images from the library to their devices. More so, it can be used for social media.

2. Tusk

It is a renowned task manager and refined note-taking application. Tusk has over 70 keyboard shortcuts, personalized themes for all screen types, and a flexible note printing feature.

Tusk’s interface is also scalable. A user can export notes from the application and convert them to any format, including pdf. The cross-platform application also provides the users with update notifications.

Electron.JS has made it possible for the note-taking app to have all the mentioned unique features.

3. WordPress

WordPress powers 39.5% of all websites. The fact that it controls close to 40% of the internet makes it a big deal.

The first reason that made WordPress choose Electron is its extensive and open community. Developing a WordPress desktop app on Electron would also take less work compared to other frameworks. With a team of 2-4 specialists, the project could be completed within a few months. The cost and time savings were a plus.

More so, the open-source structure makes it possible for WordPress to have a seamless content management performance.

4. WebTorrent

WebTorrent is designed for streaming on desktops. Regardless of the content source, the users do not have to wait until downloading is complete for them to start using the content. The application is loved for its speed and the fact that it is free and open-source.

At some point, the application started to become outdated. There was a need to enhance the user experience, and the Electron framework made it possible. The framework has contributed significantly to the seamless streaming experience on the desktop app.

5. WhatsApp

This is the most popular chatting app in the market currently. The application provides users with many options like multi-media sharing, voice message exchange, and the fact that all the communication is enabled at no extra cost.

Electron has made it possible for the communication giant to have a seamless desktop app. Electron was an ideal choice as it enabled cross-platform sharing and also provided an exceptional user experience.

6. Atom

Atom is yet another big name that runs on the Electron framework. It is widely used across coding fields, and it is loved because it is customizable and flexible. Atom allows editing on various platforms.

It has a smart autocompletion feature that makes the coding process faster. It also features a file system browser. This makes it easy for the users to easily access files and even multiple projects in a single window.

Atom is easy to customize with the four pre-installed user interfaces and eight themes. Atom used Electron to get excellent cross-platform capabilities and interface.

7. Windows 95

It may come as a surprise that Windows 95 is still widely used. Note that most governments run their systems on Windows 95 or a combination of similar older operating systems. Why do people still use Windows 95? The operating system makes information management a lot easier.

There’s now an Electron app for Windows 95 that maintains the operating system’s ultimate user experience.

Conclusion

JavaScript has tons of technologies and structures. But Electron has received impressive acceptance from big companies. The simplified framework has become appealing to WordPress, Windows, WhatsApp, Tusk, and WebTorrent, to mention a few. It remains the best option for those looking to create multi-platform apps.

The framework provides high security and protection from common cyber attacks. Its compatibility and accessibility also make it an excellent choice. So, if you are looking to develop a flexible app, Electron.JS may be a good pick.

Can CBD Help You to Maintain a Healthy Lifestyle?

0

CBD was once a rarely-used, fringe therapeutic shunned by medical professionals and even illegal in many countries.

In recent years, however, the world has woken up to the enormous range of health benefits CBD produces, and scientists continue to discover new therapeutic uses for this naturally occurring compound. There are now tens of millions of regular users of the therapeutic in the US alone.

But what is CBD, how does it work, and how can it help maintain an active, healthy lifestyle?

What Is CBD?

CBD or Cannabidiol is a naturally occurring therapeutic. It’s one of many cannabinoids produced by the flowers of hemp and cannabis plants, alongside other famous cannabinoids like CBG and THC.

In the US, cannabidiol comes from the hemp plant. The 2018 Farm Bill made it legal to cultivate and produce hemp and cannabidiol as long as it has less than 0.3% THC. While hemp is a form of the cannabis plant, it does not contain high levels of THC, which most users associate with marijuana.

Farmers can thus grow hemp to get CBD. Once the plant has reached its optimum size, growers harvest and dry it out to remove moisture. The flower has various therapeutic compounds, including CBD.

In the processing stage, manufacturers can either sell cannabidiol oil or the pure flower itself.

How Does It Work?

CBD doesn’t have the same psychoactive effects that the THC element of cannabis contains, so it’s not going to get you high. However, it does contain several health benefits.

The compound interacts with the endocannabinoid system in the body, which helps regulate communication signals inside the body and support homeostasis. It plays a role in the nervous system that governs movement, appetite, pain, and mood, among other characteristics.

When digested, enzymes break down the cannabinoids, and endocannabinoids then bind with cannabinoid receptors. The compound helps to generate activity within these receptors. This process triggers the health benefits which can help get you to a CBD wellness lifestyle. If you want to learn more on CBD, check CBD Flower.

What Are the Benefits of a CBD Active Lifestyle?

With such a wide range of products on the market, it’s never been easier to enjoy a CBD lifestyle. The cannabinoid offers numerous health benefits:

Wellness

The well-being benefits of this therapeutic are famous and well-documented. Hollywood celebrities have touted these benefits. Tom Hanks says he uses the therapeutic regularly to relieve his anxiety symptoms, while Jennifer Aniston says it helps with depression.

There are many ways to use this product to improve well-being and reduce stress. Making a cup of CBD tea can be a great way to feel calm, while CBD bath bombs help ease you into a state of relaxation after a stressful day’s work.

Beauty

The beauty world has gone crazy for the powerful effects of CBD, which keeps skin smooth and moisturized.

Several great products are available, including moisturizing cream, facial lotion, face masks, and face oil. Your face will have a smooth, warm glow in no time.

Energy

Maybe you’re the type who craves an active lifestyle of running, climbing, skiing, and rowing, and you need lots of energy to keep your muscles well-fuelled. Or maybe you’re just a workaholic who works round the clock but needs a boost now and again to say focused.

If this sounds like you, you can turn your active lifestyle into a CBD active lifestyle with a wide range of muscle recovery and pain relief products. For those who’ve had an exhausting, tiresome day, pain-relieving serums are available to reduce backaches, sore muscles, and joint pain.

Rest

For those with busy lifestyles and erratic sleep patterns, getting to sleep can be a struggle — but not with a CBD lifestyle.

According to the Harvard Medical School, studies suggest that the therapeutic is capable of helping with both falling asleep and staying asleep. You can get CBD capsules to take before you go to bed — they contain added melatonin to send you off to sleep. Alternatively, place a few drops of the tincture under your tongue for even faster results.

Pets

If you’re already starting to feel the benefits of CBD, you will be happy to hear that these benefits don’t stop at humans — your dog or cat will be likely to benefit in just the same way. You can now get healthy, tasty CBD-infused pet treats to keep your cat purring and your dog’s tail wagging.

Where Should I Start?

Purchasing pure flower is a great way to start your CBD wellness lifestyle. Pure CBD flower is the most natural form in which to buy the therapeutic. Available in either 5g or 10g sizes, it has a high CBD content and less than 3.3% THC.

Start living your best life by picking up some pure CBD flower today!

Everything You Need to Know About Moving to Maryland

0

Maryland is one of your dream homes. You are confident that after moving in, you will be able to start afresh. New environment, new house, and a lot of firsts to follow. Popular for its modifier “Little America,” you surely envision how gorgeous it is to live in this state.

However, once you arrived, you realized that the “perfect” images you see online and in magazines are not all. Ending, you are suddenly lost and don’t know where to start. Thus, aside from the fact that we buy houses in Maryland, we want to give you some insights about moving in the Old-Line State.

Beginner’s Guide: What It’s Like to Live in Maryland

PROS OF LIVING IN MARYLAND

  • Job Opportunities

If you are not aware, Maryland is truly a wealthy state. Commonly, residents here have a whopping median income of $70,000! Being nearby Washington D.C., there’s enough job opportunities with good to high salaries. As of May 2021, unemployment is also not higher than 4%.

  • Closer to Major Cities

Maryland is like a gateway for major cities around the U.S. If you are living in Baltimore, it’s only one ride to Washington D.C. It is also connected to major highways in Philadelphia and New York City. Amazing, right? It usually takes 30 to 2 hours to reach this destination.

  • Diverse Culture and History

If we are just talking about diversity, Maryland is not “America in Miniature” for nothing. The culture here is a combination of Southern and Northern culture. As for history, Maryland is also the “land of firsts.” Did you know that the first railroad station was created here? Well, you will get to know more once you are settled in this state.

  • Amazing Attractions, Food, and Activities

If you are to move to Maryland without trying crab cakes, then what are you? Well, it’s like an unofficial requisite to try out their crab cakes. Located near bodies of water, their love for seafood is overwhelming. You can enjoy such food while strolling on their lovely beaches. Other than that, there’s also a long list of recreational activities such as surfing, hiking, and more that you should try.

CONS OF LIVING IN MARYLAND

  • Cheaper Houses than Other States But…

In terms of housing, Maryland has cheaper house options than other States. If you are looking for best deals and offers, 8 Day Home Sale is ready to help you.

So, you finally move into your new home, so what comes after? Mind you, the expenses here are flustering. From transportation, utilities, groceries and health—the costs are higher than other cities in the U.S.

  • Crime Rate is High

Not to scare you, but you may want to consider the security of your house as well. Based on the rankings of Securing Home, Maryland is No.3 at most dangerous states in the U.S. But it is not totally unsafe to reside here. Overall, some of its cities have a high safety rating of 91.2 percent.

  • Tax Rates

If you came from a different state, the tax of Maryland will shock you a bit. This is because it is relatively higher than the U.S. Median. Say, for their property tax they collect 1.10%, while for Sales Tax, it’s 6%.

8. Traffic

Being one of the wealthiest states, it is also one of the busiest. Compared to the national average commute time of 25 minutes, it takes 32 minutes in Maryland. As stated above, most of the job opportunities are in D.C. or in Baltimore. You need to be really early to not be caught up in the rush hour. And when we said, “early,” it should be earlier than you could imagine.

Report Shows Charlotte Will Need 72,000 More Apartments By 2030

0

The Charlotte region is now expected to need at least 72,000 more apartments by 2030, according to a study by the National Multifamily Housing Council and the National Apartment Association.

This demand amounts to a 53% increase over our current apartment stock of 135,800 total units, making Charlotte once of the fastest growing apartment markets in the United States. The entire state of North Carolina is expected to see an apartment growth rate of at least 37% by 2030.

The study indicates several major factors for the historic growth, including; an increased population of renters, an increased population of home owners, and an increase in the rate of rentership;

growth-in-charlotte-apartments

“We’re experiencing fundamental shifts in our housing dynamics, as more people are moving away from buying houses and choosing apartments instead. More than 75 million people between 18 and 34 years old are entering the housing market, primarily as renters,” said Dr. Norm Miller, Principle at Hoyt Advisory Services and Professor of Real Estate at the University of San Diego.  “But renting is not just for the younger generations anymore. Increasingly, Baby Boomers and other empty nesters are trading single-family houses for the convenience of rental apartments. In fact, more than half of the net increase in renter households over the past decade came from the 45-plus demographic.”

“Apartment rentals are on the rise, and this trend is expected to continue at least through 2030, which means we’ll need millions of new apartments in the U.S. to meet the increased demand. The western U.S. as well as states such as Texas, Florida and North Carolina are expected to have the greatest need for new apartment housing through 2030, although all states will need more apartment housing moving forward,” said NAA Chair Cindy Clare, CPM. “The need is for all types of apartments and at all price points.”

The study also indicates a growing need for renovations on the existing stock of apartment buildings, providing a boost to both jobs and money. The research found that over 51% of all apartment communities were built before 1980 across the country, translating to over 11.7 million units that could need upgrading by 2030.

How do you think the city of Charlotte should handle this new growth – especially related to traffic?

Do you think we should we focus more on roads or public transportation?
