What Can You Use Bitcoin ATMs For?

0

In recent years, Bitcoin ATMs, also known as BTMs, have become increasingly popular worldwide – many people can now find a Bitcoin ATM nearby. These machines function in a similar way to traditional ATMs, but instead of dispensing cash, they allow users to buy and sell Bitcoin. These ATMs tend to be situated in public places such as shopping malls, convenience stores, and airports, making them easily accessible.

Bitcoin ATMs provide a convenient and simple way for people to deal with cryptocurrencies, primarily Bitcoin. They enable users to buy, sell, check prices, transfer digital assets, and more. Of course, it is important to consider potential fees and regulations when using Bitcoin ATMs to ensure a seamless and secure transaction. In this article, we’ll look at some of the things these ATMs can be used for.

Using Bitcoin ATMs

Bitcoin ATMs serve a number of important purposes and functions. This includes:

Buying Bitcoin

The most common use of Bitcoin ATMs is for purchasing Bitcoin. To make a purchase, you’ll need a Bitcoin wallet, which is a digital application or service that stores your cryptocurrencies. If you don’t have one, many Bitcoin ATMs offer an option to create a wallet. The process involves selecting the “Buy Bitcoin” option at the ATM, scanning the QR code of your Bitcoin wallet, inserting the cash amount you want, and confirming the transaction. The ATM calculates the amount of Bitcoin you’ll receive based on the current exchange rate.

Selling Bitcoin

Bitcoin ATMs also enable the sale of Bitcoin in exchange for cash. This is handy if you want to convert your cryptocurrency into traditional cash. To sell Bitcoin, you need to choose the “Sell Bitcoin” option on the ATM, scan your Bitcoin wallet’s QR code to send the cryptocurrency to the ATM, and receive cash based on the current exchange rate and the amount of Bitcoin you’re selling.

Checking Bitcoin Prices

Bitcoin ATMs often provide an option to check the current price of Bitcoin. This feature can be beneficial if you’re considering buying or selling and want to stay informed about the latest market rates so that you can make more informed decisions.

Transferring Bitcoin

Some Bitcoin ATMs offer the capability to send Bitcoin to other people. This is a little like sending money through a traditional bank’s ATM, but in this case, you’ll need the recipient’s Bitcoin address to complete the transfer.

Support for Other Cryptocurrencies

While Bitcoin is the most widely supported cryptocurrency at ATMs, some machines may also offer the option to buy or sell other digital currencies like Ethereum, Litecoin, or Bitcoin Cash. It is important to be aware that Bitcoin ATMs might impose certain limitations and fees. The specific fees can vary depending on factors such as the ATM’s operator, location, and the transaction’s size. In addition, some ATMs might require identity verification, especially for larger transactions, to comply with regulations.

As you can see, there are various ways in which you can make use of these ATMs.

6 Things You Need to Do Before Renting Out Your Property

0

Renting out your property to generate additional income is a great idea. However, there are some important things you need to do before putting your property on the rental market. Proper preparation will help ensure a smooth process and positive relationships with your tenants.

1. Property Preparation and Repairs

Inspect your property thoroughly and identify any repairs or improvements needed to bring the property up to rental standards. This may include painting, flooring replacements, appliance upgrades, etc. Also, ensure the property is clean and decluttered, by arranging for junk removal in Raleigh NC, before taking photos for listings.

It is a legal requirement for landlords to obtain an Electrical Installation Condition Report (EICR) for the property. An EICR checks the safety of the electrical system and appliances. Any issues identified must be fixed with a new EICR issued. Having up-to-date EICR reports by quality assessors helps ensure the electrical safety of tenants.

2. Legal and Regulatory Considerations

There are many laws and regulations surrounding rental properties that landlords must comply with. Ensure you understand rules regarding safety certificates, deposit protection, Right to Rent checks, and more. Register with your local authority and obtain any required licenses.

You’ll also need adequate landlord insurance that covers property damage and public liability. Consult a solicitor if you have any questions about legal requirements. Staying compliant helps avoid penalties down the line.

3. Tenant Screening and Selection

Thoroughly screen all applicants to find responsible tenants who will care for your property. Require a completed rental application, credit check, previous landlord references, proof of income, and a background check.

Also, be sure to adhere to fair housing laws – do not discriminate against any protected classes of people. A clear screening process allows you to select ideal tenants.

4. Property Pricing and Marketing

Research rental rates in your area for similar properties to determine an appropriate price. Price it competitively to attract qualified tenants more quickly.

Create listings with detailed descriptions and quality photos showcasing your property’s best features. Market across multiple platforms like Zoopla, Rightmove and your own website if you have a portfolio.

5. Lease Agreements and Documentation

Have a detailed, legally compliant lease agreement outlining terms, responsibilities and policies for both landlord and tenants. Require tenants to have renters’ insurance. Collect the first month’s rent and the security deposit before move-in.

Also, gather supporting documentation like guarantor agreements, addendums, signed disclosures, etc. Thorough paperwork helps set clear expectations and prevent misunderstandings later.

6. Property Management and Maintenance

Decide whether you will manage the property yourself or hire a property management company for help. If you will be self-managing, be prepared to handle maintenance requests, repairs, collecting rent and more.

Also, develop a maintenance plan and budget for ongoing upkeep like boiler servicing, gutter cleaning, landscaping, etc. Proactive management and maintenance is key for attracting and retaining good long-term tenants.

Ongoing Management

Renting out your property doesn’t end once you find suitable tenants. Effective ongoing management helps ensure your rental continues running smoothly for the long term.

  • Maintain open communication with tenants and address any concerns quickly. Send periodic updates and reminders about property policies as well.
  • Conduct regular property inspections every 6-12 months. Check for any damages, needed repairs, cleanliness issues, etc.
  • Enforce the terms of the tenancy agreement firmly but fairly if any problems arise. Document everything in writing.
  • Stay on top of maintenance by following your repair and upkeep schedule. Arrange for any contractors or professional services needed.
  • Collect rent on time each month and follow late payment procedures as needed. Review rental rates annually and adjust if necessary.

Ongoing oversight helps maximise occupancy rates and rental income over time. Handling issues promptly also prevents small problems from becoming major repairs. Consistent, professional management makes renting your property out a more passive, profitable investment.

Preparing your property thoroughly prior to renting is time well invested. Following these key steps will help set your rental business up for success. Your property will stay occupied with responsible tenants who pay on time and properly maintain the space.

Toyota Announces $8 Billion Investment in First US Battery Plant in North Carolina

0

Toyota has just announced plans to invest an additional $8 billion in its first electric battery manufacturing facility, which will be built right here in North Carolina. The announcement also adds 3,000 more employees to the expected workforce of the plant.

This decision follows a recent meeting between Governor Cooper and Toyota President Koji Sato at the SEUS/Japan Conference in Tokyo. With this new investment, Toyota’s cumulative contribution to the Randolph County facility will reach $13.9 billion, creating over 5,000 jobs in total.

“Toyota’s continued investment in North Carolina is a testament to the state’s leadership as an electric vehicle hub – and why we’re the top state for business,” NC Commerce Secretary Machelle Baker Sanders said in a press release. “This expansion validates my commitment to aligning economic development with workforce development, ensuring we can provide a highly skilled workforce that meets the needs of Toyota and the state’s fast-growing clean energy industry, today and well into the future.”

Originally, in 2021, Toyota had announced the Liberty, NC project with an investment of $1.29 billion intended for electric vehicle battery production, aiming to create 1,750 jobs. However, with the growing demand for electric vehicles, Toyota has amplified its investment in North Carolina. This additional funding will enhance the production capacity for electric vehicle batteries and introduce the manufacturing of batteries for plug-in hybrid vehicles. Consequently, the facility will expand from the initially planned two production lines to a total of ten.

Furthermore, in October, Governor Cooper represented North Carolina at the Southeast US/Japan (SEUS/Japan) economic development conference in Tokyo. The objective was to strengthen ties with Japanese business magnates, including Toyota’s top executives. During this visit, Governor Cooper engaged with Toyota’s Chairman Akio Toyoda, President Sato, and Executive Vice President Chris Reynolds to discuss the progress and plans of the Toyota battery project, reinforcing the bond between North Carolina and Toyota.

Charlotte Named America’s Cheapest City With The Best Weather

0

Charlotte is now ranked as the #1 most affordable city in America with the best climate.

Real estate data website Property Shark released their annual report of the “20 U.S. Cities to Consider for Affordability & Climate”

According to the report, “Three cities from North Carolina took leading spots in the top 20. Specifically, Charlotte and Raleigh ranked first and second, while Greensboro ranked fifth. Both Charlotte and Raleigh are among the fastest-growing large cities in the nation, and their climates and affordability play pivotal roles in their popularity.”

To compile the ranking, the site analyzed all US cities with populations greater than 150,000 and organized them based on current housing expenses and a variety of climates factors. They then focused on cities where homeowners earning a median income would spend no more than 30% of their earnings on monthly housing payments, then compared those numbers to how many days per year are clear; how many days reach extreme temperatures; and how rainy and windy they are.

Here are the top 20 cities to make the list and how they scored in each category:
