Unexpected Sources of Cash for Personal Budgets

0

People need a ready source of cash for all sorts of reasons. Sometimes it’s to deal with the record inflation, loss of a job, a surprise medical bill, or the need to fatten savings accounts. What are the most reliable ways to squeeze extra funds from an apparently tight budget? Besides selling an unneeded second car, many working and retired adults turn unwanted life insurance policies into ready-made cash.

Others take advantage of similarly creative tactics, like holding online sales of their surplus personal belongings, applying for low-interest loans, renting out spare bedrooms, pulling money out of built-up home equity, banking tax refunds, and putting For Sale signs in front of their rental or vacation properties. As the 2023 economy continues to sputter, more and more citizens are seeking previously unexplored financial resources. Consider the following ways you might be able to convert unused, unwanted, and hidden assets into cold, hard cash.

Unneeded Cars

It’s surprising to think of how many second cars go unused. People are sometimes reluctant to get rid of their favorite vehicles, and they assume they’ll need an extra car at some point in the future. Even after it sits in the garage untouched for a year or two, they rarely entertain the idea of converting it to cash. Amounts vary, but unloading a seldom-used or never-used vehicle can fetch many thousands of dollars for owners who try to repair and upgrade the vehicles before selling them.

Don’t be afraid to invest a modest amount of funds into mechanic fees, a paint job, and a thorough interior cleaning. The used car market has never been hotter than it is now, as prices for brand-new passenger vehicles reach record highs. Keep all paperwork, whether you sell to an individual or a dealer, and don’t forget to report the sale on state and federal tax forms.

Life Insurance Policies

Unwanted or unneeded life insurance policies are among the most fruitful of all unexpected sources of money. The first step for anyone who has a policy they’d like to sell is to learn the potential selling price. Next, it’s essential to review the process for converting the coverage into ready cash.

Resources like Policy Bank are an ideal place to begin gathering all the pertinent information. Fortunately, sellers can find out the relevant facts online in just a few minutes. Exploring the possible value of life insurance policies is a wise move for those who are past the age of 65, no longer need the coverage and own policies with face values more than the $100,000 mark.

Personal Belongings

Some assets are hiding in plain sight. That’s certainly the case with unneeded personal belongings stored in attics, garages, spare bedrooms, basements, tool sheds, and rented units. While all that clutter can appear to be a mess, the bright side is that owners can easily sell many of the items in online auctions and yard sales. Categorize your belongings into four categories: throw away, sell, donate, and keep. Only toss things that can’t be repaired, have zero sentimental value, and no one wants.

Sell anything that has the potential to fetch a reasonable price. Only keep what you truly need and want. Donate the rest. This quick, four-tiered system is an efficient way to sift through everything you own and make fast decisions. It’s also a clever technique for removing household clutter. Don’t forget to keep detailed records of sales and donations. The data will come in handy at tax time.

Spare Bedrooms

Why let an unused bedroom serve as a glorified storage space when it could generate a monthly rental income? Millions of homeowners turn their extra rooms into rented spaces via online platforms. There are several prominent companies with which you can enroll.

Be sure to take high-quality photos of the space, describe it in detail, and make any upgrades required by the listing company. Getting started can take a month or more, but once your room goes on the market, the income potential can be surprisingly good. Always check local laws and HOA guidelines before moving forward as a renter.

Home Equity

If you’ve lived in your home for several years, the built-up equity could be a significant resource in times of need. Large numbers of owners choose to refinance their houses to take advantage of lower interest rates and reduce their monthly payments. The other approach is to borrow against equity at low enough rates to make the move financially attractive.

It is possible to leverage the power of built-up equity to borrow against it and use the funds to purchase a rental property. There are several ways to put home ownership to work. Keep in mind that many borrow against the equity to pay for major vacations, new cars, a child’s education, to start a small business, and dozens of other purposes. Always work with an experienced lender to get the best rates.

When Should You Call an Oil Rig Injury Lawyer? Find Out Here

0

An oil rig is one of the most hazardous places to work. If the rig is offshore, the dangers are even more profound. In fact, according to the CDC, the fatality rate for workers on offshore oil rigs is seven times higher than that of a typical worker in the United States.

Some of the most common accidents in an oil rig include slips and falls, fires and explosions, falling objects or tools, machinery or equipment, and fatigue because of the long hours.

So, the question is, what happens when you have an oil rig accident and are injured? Is your employer liable for your injuries? The answer to that depends on the facts of your case, which an oil rig injury lawyer should evaluate for you.

However, there are general scenarios that require you to contact an attorney. They include:

Immediately After Your Accident

You must speak with an oil rig injury attorney as soon as you can after your injury. Of course, the first step should always be to seek medical attention and report the matter to your employer. But try to speak to a lawyer as soon as possible to help determine if you have a case and then file it before you violate the statute of limitations.

If you report early, you will also remember the details of your accident better, and it will be easier for your lawyer to collect evidence and witness statements to strengthen your claim. The longer you wait, the more likely crucial evidence will fall through the cracks.

If Your Accident Was a Result of Employer Negligence

According to federal law, all employees are entitled to a safe work environment, conditions that do not pose a risk of serious harm, no matter where the job is. So, if you sustained injuries because of hazardous conditions that your employer refused to address, you actually have grounds for a lawsuit.

Common examples of negligence include defective machinery, lack of or loose railings, inadequate safety measures, poorly maintained floors, etc.

If Your Employer or Insurance Has Denied Your Claim

Have you been injured while working on an oil rig, and your employer or insurance refuses to pay your workers’ compensation? You are entitled to compensation under the Workers Compensation or Jones Act depending on the rig type

However, employers and insurance companies are known to fight aggressively not to pay up when accidents occur. So, you should lawyer immediately if you are denied damages, despite evidence of negligence.

If Your Employer Attempts to Modify Your Work Benefits

Sometimes, your employer may take a sneakier route in trying to deny you the compensation you deserve by lowballing you on your deserved benefits.

The most common way they can do this is by ordering medical examinations to try and prove that you have recovered or that injuries are not that serious. Or they may try to dictate where you should go for treatment.

Contact an attorney immediately if you suspect your employer is up to no good.

An Oil Rig Injury Lawyer Will Defend Your Right to Compensation After a Workplace Accident

Oil rigs are classified among the most dangerous places to work. You may be entitled to financial compensation if you or a loved one has sustained serious injuries while working on an oil rig. Consult a qualified oil rig injury attorney as soon as possible for the right legal counsel.

Charlotte’s Brave Step Challenges Community to “Color it Blue” For Child Abuse Prevention Month

0

As Sexual Assault Awareness Month and National Child Abuse Prevention Month approaches in April, Brave Step challenges the community to “Color It Blue.”

“Color It Blue is Brave Step’s signature campaign to encourage survivors, loved ones, allies and the community to embody advocacy and initiate new conversations about the pervasive issue of sexual violence,” said Dr. Lisa Littlejohn Hill, board president. “Each day, we see the life-altering mental, physical, social, financial and spiritual impact of sexual violence, and it is our responsibility to challenge the community to be brave and make a difference. Color It Blue is an easy way to take that first step.”

The reach and impact of sexual violence runs deep.

  • About 1 in 4 girls and 1 in 13 boys in the United States experience child sexual abuse.
  • Ninety-one percent of child sexual abuse perpetrators are individuals known by the child victim or their family members.
  • Every 68 seconds someone is sexually assaulted in the United States. Every 9 minutes, that victim is a child.
  • One hundred percent of us are impacted by sexual violence.

In April, join the “Color It Blue” movement by:

  • Coloring one’s nails, hair or mustache blue.
  • Booking an appointment with Charlotte’s Modern Salon and Spa to receive blue fairy hair and blue tape-in extension services. A portion of each service will benefit Brave Step.
  • Wearing blue to raise awareness for sexual violence.
  • Using the Color It Blue campaign as a conversation starter with family, friends, coworkers, etc.
  • Challenging three friends to Color It Blue.
  • Joining the conversation on social media by using #ColorItBlue, #SAAM and #BraveStep.
  • Making a donation to fuel the work of Brave Step.

According to a new report from Zillow, the Charlotte housing market is poised to be the best performing market in America for 2023.

The report analyzed the following data for the 50 biggest metropolitan areas in America:

  • Forecasted acceleration in home value appreciation, Nov. 2022 – Nov. 2023
  • Standardized listing days per home, Jan. 2022 – Dec. 2022
  • 2-year change in total non-farm employment per 2-year residential building permit total
  • Projected change in owner households, 2022 – 2023

“Pushing Charlotte to the top of the list is its forecasted annual home price growth, and Cleveland’s second-place rank can be attributed to its high market velocity and job growth. While Pittsburgh is the only market in the top five with forecasted household declines, it makes up for the drop in owner-occupied homes with the fourth-highest ratio of jobs added per new home permitted.”

What Are The Grounds For A Premise Liability Claim?

0

Have you ever been injured while on someone else’s property? If so, you may be entitled to legal compensation for your injuries. The law provides protection for visitors who get hurt on premises owned by another person or entity. This article will explain the grounds for a premise liability claim and how it works.

Premise liability claims can arise from any number of dangerous conditions present on someone else’s property. Victims of slip-and-fall accidents caused by hazardous surfaces or inadequate security measures, among other on-premise incidents, have the right to seek justice through the legal system. However, to successfully file a claim, you must establish specific grounds to justify it.

The specifics of a premise liability case vary depending on where the state occurs. Each state has different laws regarding this type of litigation. Therefore, anyone considering filing such a claim should consult with an experienced lawyer before taking action to ensure they understand their rights under the local law. That said, it would be best to explore what constitutes valid grounds for making a premise liability claim.

Definition Of Premise Liability Claim

A premise liability claim is an action taken against a property owner when they fail to take reasonable measures to protect visitors against health and safety hazards on their property. Notably, premises liability defined by law dictates that specific grounds must be present for someone to have a valid claim and be eligible for compensation.

Grounds For A Premise Liability Claim

For this type of claim to be successful, you must establish these three elements:

  • Negligence: This occurs when the landowner fails to exercise appropriate care under the circumstances leading up to the incident causing injury or damage.
  • Causation: This means that you can prove beyond doubt that the accident would not have happened without the landowner’s oversight.
  • Injury: There must be an actual injury resulting from these events, including physical harm or financial loss due to damages incurred.

If all these elements are present, there may be grounds for a premises liability claim, and the plaintiff may seek compensation from the at-fault party for their damages. This can include medical expenses, lost wages from time away from work, pain, suffering, and other costs related to the incident. The amount awarded will depend upon several factors, such as the degree of fault and severity of injuries sustained.

Common Situations Leading To Premise Liability Cases

Knowing the grounds for a premise liability claim can help identify when someone else’s careless behavior caused an injury. The following are examples of circumstances that could give rise to a successful premise liability claim:

  • Slip-and-fall accidents
  • Negligent security against criminal activities
  • Inadequate maintenance leading to injury
  • Dog bites and other animal-related incidents
  • Swimming pool accidents
  • Elevator and escalator accidents
  • Amusement parks accidents
  • Toxic fumes or chemicals

However, to pursue just compensation, one should have sufficient evidence that the property owner was aware of these hazards yet failed to take appropriate action. By understanding these scenarios where premise liability cases arise, individuals can better assess whether they have grounds for such claims following incidents involving dangerous conditions.

Compensation In Premises Liability Claims

The potential for compensation in a premises liability claim is considerable. Victims of accidents due to hazardous conditions on someone else’s property can be eligible for damages, including the following:

  • Medical costs are any costs associated with treating physical injuries or mental trauma resulting from an incident on another party’s premises.
  • Lost wages refer to reimbursement for income lost while recovering from an accident or attending related court proceedings.
  • Pain and suffering refer to payments for noneconomic damages caused by the injury, such as past and future pain, discomfort, or psychological trauma.
  • Property damage costs cover repair or replacement costs for items damaged during the accident and any out-of-pocket expenses incurred.

No matter how much money is at stake, these cases require thoughtful consideration before filing a claim; understanding what kind of legal action needs to be taken is essential in ensuring victims obtain full justice. Knowing your rights helps ensure you get the maximum amount available under the law to move forward comfortably with your life post-accident.

Conclusion

It’s clear that premise liability claims are serious matters and should not be taken lightly. As such, property owners must take full responsibility for the safety of those who come into their properties. They must understand the elements and examples of a premises liability claim to remain compliant with the law.

The process of making a premises liability claim can be daunting. Still, it can feel manageable if you do your due diligence and research all your options before beginning the process. Nevertheless, consult an experienced personal injury attorney who can provide guidance throughout this ordeal, and ensure that you receive just compensation for any losses suffered due to a negligent property owner’s action.
