West Charlotte’s new River District development aims to transform the area into a bustling hub of activity and community. Spanning approximately 1,400 acres along the scenic Catawba River, the River District encompasses a diverse range of residential, commercial, and recreational spaces, creating a dynamic environment for residents and visitors alike.

Project Breakpoint would build a sprawling tennis campus in the heart of the River District that would feature at least 30 total tennis courts, including a 15,000-seat center court, 5 match courts, and numerous practice facilities.

Charlotte’s Build-to-Rent Construction Saw the 5th Largest Expansion in America

0

The high costs of buying a home and changing attitudes towards homeownership are pushing the construction of build-to-rent (BTR) homes to record highs, as many Americans try to make the best of both worlds: the flexibility of renting and the comfort of a private home.

In just one year, BTR homes built nationwide reached an all-time high of 14,541 units — and there’s no sign of stopping, with three times as many homes currently underway.

Charlotte’s BTR market is booming: the metro boasts the 5th greatest number of build-to rent homes completed in 2022 , with a 36% year-over-year growth. More precisely, 475 BTR homes saw the light of day in Charlotte last year, which is a 10-year peak point!

Read on for more interesting insights about Charlotte from the latest report on BTR construction:

  • The metro’s build-to-rent homes saw a sevenfold increase in just five years, surging by a whopping 621%. More so, Charlotte added the 6th largest number of units in the U.S. between 2017 and 2022 1,148, to be specific, bringing the total supply 1,333.

  • The future looks even brighter: 1,714 BTR units are currently under construction in Charlotte, which is the 5th largest number of upcoming homes for rent in the whole country.

  • By contrast, Raleigh-Cary’s BTR market is way slower, adding 477 build-to-rent homes in the last five years – the equivalent of the 2022 construction in Charlotte. Statewide, no other metro excels in this niche.

  • Nationwide, eight of top 10 metros for build-to-rent construction hit 10-year highs in 2022, which was the strongest year on record for this niche.  Phoenix stands out for the largest number of units completed between 2017 and 2022, followed by Dallas, Detroit and Houston. More so, roughly 44,700 homes are now under construction across the country – triple the number of new homes completed in 2022.

Is Alaska a good place for online betting?

0

Although Alaska is far away from the other US states, many residents there love to watch sports. Most people who think of this magical place associate it with nature, which is not a surprise because Alaska is one of the world’s most beautiful places.

Unfortunately, this state is a lot more conservative than others for some things, such as betting. Alaska is one of the states where you can’t bet on sports online legally (with a few exceptions). You can’t even play casino games, apart from bingo and dogsledding. Yet, those things need to be organized by specific charitable organizations because otherwise, they won’t be legal.

Let’s take a look at a few other exciting things about the biggest state in the United States of America.

You can bet on sports, but you need to be careful

After the Supreme Court’s decision, every state has the freedom to regulate the gambling business as it sees fit. Some of them have decided to take advantage of this and allowed certain brands to operate legally within the state.

Unfortunately, Alaska hasn’t taken any action yet. Therefore, the people living there won’t find any licensed sports or online casinos. Moreover, Alaska is one of the few states that doesn’t even have a lottery, one of the most popular gambling options in most places.

Since there are no legal online sportsbooks in Alaska, many people decide to turn to offshore gambling operators. If you want to, you can check out some of the recommended bookies available in the US and decide which one you prefer to play on. Technically, it’s not illegal to bet on an offshore website, but there are some things that you need to be aware of.

If you quarrel with the bookmaker, you will have to talk to the specific gambling commission regulating the brand. This means that you probably won’t be able to get help from any US authority.

Is there anything else I can bet on?

Apart from the many reputable betting operators, everyone currently residing in Alaska can play bingo and participate in the dogsled racing contests. However, they need to be run by charitable organizations.

Those of you who are interested in sports can also try out fantasy sports. Although those kinds of things are not that popular in Europe, many US states allow their residents to bet on them.

Most states have already legalized gambling, so it’s just a matter of time before Alaska does the same. This means that there should be more betting operators to choose from in the future.

Until that happens, you can still open an account on some of the leading sportsbooks and take advantage of everything they have to offer. All of them have tons of markets and attractive odds. What’s more, you can even choose from a few betting features.

To sum up, Alaska is an incredible state, but it still hasn’t caught up to other places in terms of online betting. This will likely change in the future because this industry will keep getting bigger.

How to Protect Your Wealth From Scammers, Inflation, & Bad Decisions

0

In today’s complex economy, it’s impossible to avoid pernicious influences like inflation, scam artists, and personal bouts of poor judgment. No one is immune to negative factors that have the potential to rob individuals of their personal wealth. Risk is part of life. Fortunately, there are plenty of powerful methods that can minimize the chance you’ll fall victim to scams, a sluggish economy, or your own financial missteps. Developing a balanced long-term investment portfolio is a helpful first step for most working adults.

Other tactics include being careful about cosigning on loans, avoiding potentially dangerous online links, using common sense when investing in the stock market, being diligent when evaluating credit card offers, changing account passwords every so often, and saving money on a regular basis. No single approach works for everyone, but most people can get worthwhile results from a combination of techniques. Review the following points to jumpstart your imagination and protect your wealth from a multitude of threats.

Build a Balanced Investment Portfolio

Work with an experienced consultant or alone to construct a sensible long-term investment portfolio. The account is your best protection against the ups and downs of a volatile economy during the decades between your early working years and retirement. The portfolio’s primary purpose is to shield account holders from inflation, but a secondary purpose is to offset the effect of taxes as much as possible. What does balanced mean in the world of investing?

It’s about including several asset classes in the collection of financial instruments within your portfolio. While there is no perfect list, a majority of working adults who maintain such accounts prefer to include assets like corporate stocks, commodities, a small dollar amount of precious metals, mutual funds, bonds, ETFs (exchange traded funds), investing in real estate and more. Each item has its own list of potential advantages. Some bonds are tax-free, and certain corporate stocks pay quarterly dividends.

Think Twice Before Cosigning on a Student Loan

Scam artists and inflationary pressures can be destructive, but self-deception is even worse. That’s why it’s so crucial to be honest with yourself when someone, like your own child or a family friend, asks that you append your signature to their college loan application as a cosigner. While it’s incredibly tempting to say yes and help a youngster finance their higher education, find out the pertinent facts. Does cosigning a student loan have the potential to harm your good credit standing and scores? Yes, it does. Will it? That depends on how the original borrower performs.

If the student graduates and later defaults on the loan obligation or simply makes several late payments, then the lending institution can seek recourse from anyone who cosigned on the obligation. Answer all the relevant questions for yourself before agreeing to cosign. Anyone who wonders if they should cosign a student loan should spend time researching the topic. But that’s not enough. Read the fine print on the loan agreement for which the person is asking you to be a cosigner. Those are the two most thorough ways to gather the information that will give you a sufficient answer to the question.

Beware of Bait-and-Switch Card Offers

Many issuers of plastic take part in questionable practices, like offering 0% interest for one year, no fees, and guaranteed approval for spending limits up to $10,000. Those all sound good, but they are common ploys to get unsuspecting consumers to click on offers and sign up to receive a card that comes with hidden fees and conditions. If you read the fine print, the typical bait-and-switch ads include wording that indicates only qualified applicants will receive the 0% rate, or similar verbiage. The bottom line with offers that seem too good to be true is that they are nearly always come-ons and should be avoided. Instead, use a reputable financial website to find legit offers based on real qualifications.

Change Bank Passwords Frequently

At least once per month, change all your money-related passwords. Don’t use any obvious methods or systems to create new passwords or phrases. Find one of the free online random number generators and use its output to craft truly unique passwords that no one could guess. Never use any form of your birthdate, name, or address to create passwords. Write them all down and store them in a safe place.

Charlotte Among Best U.S. Cities for College Grads to Start a Career

0

Choosing where to live and work after graduation might be one of the most difficult decisions for young adults. A new study analyzes a series of factors to consider when making this type of decision.

The researchers at CoworkingCafe looked at job opportunities, income levels, cost of living, lifestyle amenities, and other metrics in order to find the best U.S. cities for recent grads to start their careers. For an easier overview, these scores were combined into three main groups by area of interest: employment, financial, and lifestyle. To reflect a fair comparison, we segmented the cities into three population brackets: small, mid-sized, and large.

Here are our main findings for you:

  • North Carolina stood out in our study with many locations – Raleigh took the 10th spot and Charlotte the 11th as two of the best large U.S. cities for recent grads to put down roots, while Durham and Cary were 3rd and 7th among mid-sized cities, respectively;
  • Charlotte snatched 4th place by financial score with the 12th largest share of young population with employer-based health insurance coverage (64%);
  • At the same time, Charlotte took the 16th spot by employment score, ranking 15th for the 42.4% of young population holding a bachelor’s degree;
  • With 270 leisure establishments and 3 coworking spaces per 100,000 residents, Charlotte ranked 20th among similar-sized cities in the lifestyle category;
  • Nationwide, Atlanta, GA had the highest overall score in its population bracket, with San Francisco, CA and Seattle, WA rounding out the podium of best large cities for recent college graduates.

No Swimming Advisory Issued After Sewer Break Dumps Raw Sewage Into Lake Norman

0

A no-swim advisory is now in effect for Lake Norman after a sewage spill dumped thousands of gallons of raw sewage into a private cove of the lake.

According to the official alert, “No Swim Advisory issued for a cove on Lake Norman near Nautique Blvd in Cornelius due to a private sewer spill.”

The leak has now been stopped, but officials warn against going into the water until the sewage has had a chance to spread out into more of the lake.

Charlotte-Mecklenburg Storm Water Services will continue to monitor water quality in the affected area. Once water conditions are deemed safe, the no swimming advisory will be removed.

If you live in the area and you are on a well, officials recommend checking to see if your water was contaminated by using a field testing kit, and consider installing a reverse osmosis filter on any faucet used for drinking water.

How to Select the Right Data Room Software for Your Needs

0

The selection of a virtual data room provider is not a uniform process. It involves a lot of research, comparisons, and whatnot. It is important to take the data room software selection process seriously, as hasty decisions will affect your business in multiple ways.

That said, choosing an insecure or low-quality data room will be chaos in financial and legal terms. You will not only waste money, but data breaches may result in legal consequences and penalties. Therefore, consider an electronic data room as an investment, not an expense.

If you are using a VDR for the first time, the selection process can be puzzling. Be it a virtual data room for startups, commercial businesses, nonprofits, or public institutions, the following tips will make your decision more informed.

1. Need identification:  Why does your business need data room services?

It goes without saying that an asset purchase or investment decision starts with one question — is it worth it?

Virtual data rooms are cloud-based data storage solutions that organizations primarily use for data sharing and management in M&As, IPOs, capital raising, divestitures, partnerships, joint ventures, etc. Other major uses include board communication and data management, and virtual collaboration among teams.

So, start with “Why do you need a virtual data room”? Is it for regular use, or do you intend to use it temporarily? How much storage capacity do you need? Who will use the data room in your organization? Will you use it to share data externally? How much can you spend on the data room?

Answering these questions will help you narrow down the list of your potential service providers.

2.     Prepare a list of features you need

“It does matter if you want to use virtual data rooms for internal or external use; just make sure you don’t compromise on security. Investing in a secure data storage place will reap the rewards in many ways,” says Gilbert Waters, Co-founder and marketing specialist at Data-Rooms.org.

Therefore, you should start preparing your VDR features list with security at the top. You can also compare virtual data rooms and select your perfect data room software on data-rooms.org

Here is a list of features that you might want to have in your data room.

  • Security features. Basic, mandatory security features include two-step verification, data encryption, dynamic watermarking, document access control settings, remote shred, and view-only mode.

  • Ease of use. You can simplify different processes such as data viewing, editing, uploading, and sharing with features like bulk uploads, drag-and-drop, PDF viewer, and MS Word/Excel file editor. What’s more, it is better if you can access your data room via mobile application.

Also, make sure that the data room you consider must support the operating system you use. Unfortunately, even some of the best data rooms don’t support Windows, Mac, Android, or even iOS.

3.     Be considerate about virtual data room pricing

Data room pricing is a crucial and less discussed element in the selection process. It is important to be aware of how VDR pricing works because you may be paying more than you should.

Modern-day virtual data room providers generally follow four pricing models, and every one has its perks and drawbacks; let’s have a look at them.

  • Per-pager pricing. The vendor charges you for every page uploaded in the data room software. It is only beneficial for one-time, small transactions.

  • Per-user pricing. You have to pay for every administrative and guest user, depending on your package. It suits business teams or small businesses.

  • Storage-based pricing. The data room vendor charges you for the total number of GB (gigabytes) you consume.

  • Flat-monthly fee. You will get a specified number of users, data storage capacity, and a number of projects depending on your package. It is ideal for long-term use.

4.     Look for an experienced vendor

It is obvious that everyone would prefer an experienced service provider. However, general experience and industry-relevant experience are two different things. It is highly possible that the best data room providers in the nonprofit sector may not have the expertise or experience to serve public companies or startups.

Therefore, go for a service provider that knows your industry well. What’s more, vendors operating in specific industries must be certified to do so. That said, a virtual data room provider serving the healthcare sector in the United States must be HIPAA-certified.

Lastly, test the customer support service of your desired vendor. You will be dealing with these people in the future.

5.     Free trials

Last but not least, always ask for free trials. The good thing is that a large number of vendors give 14-days, 30-days, or even 60-day trials. Free trials are test rides that give you a clear picture of reality.

Rounding it up

Virtual data rooms eventually become a vital part of your business. Therefore, practice due diligence when choosing a virtual data room provider for your company. You can consider elements like security, certifications, ease of use, industry-relevant experience, and customer support service.

CBD Paste: What It Is, How to Use, and Benefits

0

As the CBD market continues to expand, with the U.S. population alone reaching over 329 million in 2021, the demand for innovative and effective CBD products is on the rise. Among the myriad of CBD products available, CBD paste has emerged as a standout for its unique delivery system and potential therapeutic benefits. But what exactly is CBD paste, and how can it benefit you? This comprehensive guide will help you navigate the world of CBD paste.

Introduction

Cannabidiol (CBD) is a naturally occurring compound found in the Cannabis sativa plant. It’s one of over a hundred cannabinoids in the plant, but it’s gained significant attention for its potential therapeutic benefits. CBD comes in various forms, including oils, tinctures, edibles, and topicals. One less common but highly potent form is CBD paste.

What is CBD Paste?

CBD paste is a highly concentrated form of CBD. It’s made by extracting CBD from the hemp plant and then mixing it with a carrier oil to create a thick, paste-like substance. The extraction process used to create CBD paste ensures that it retains a high concentration of CBD, along with other beneficial cannabinoids and terpenes found in the hemp plant.

Unlike other CBD products, CBD paste is typically not processed or refined after extraction, meaning it retains all the natural compounds of the hemp plant. This makes CBD paste a full-spectrum product, containing not just CBD, but also other cannabinoids, terpenes, and flavonoids that work together to produce what’s known as the ‘entourage effect’.

What Is It Used For?

CBD paste is used for a variety of therapeutic and wellness purposes. Due to its high concentration of CBD, it’s often used by individuals seeking significant relief from symptoms related to conditions like chronic pain, inflammation, anxiety, and insomnia.

It’s also used by those who prefer a more natural and unprocessed form of CBD, as CBD paste retains all the beneficial compounds of the hemp plant. This includes other cannabinoids like cannabigerol (CBG), cannabichromene (CBC), and cannabinol (CBN), as well as a variety of plant natural terpenes, including myrcene, pinene, and limonene.

How To Take CBD Paste

CBD paste can be taken in several ways, depending on your preference and the desired effects. Here are some common methods:

  1. Sublingually: This involves placing a small amount of CBD paste under your tongue and holding it there for about a minute before swallowing. This allows the CBD to be absorbed directly into your bloodstream through the mucous membranes in your mouth, providing quicker effects.
  2. Ingestion: You can also ingest CBD paste directly or add it to food. When ingested, the CBD must pass through your digestive system before it’s absorbed into your bloodstream, which can take longer but also provides longer-lasting effects.
  3. Topically: CBD paste can be applied directly to the skin, where it’s absorbed through the skin’s surface to interact with localized cannabinoid receptors. This is often used for targeted relief of pain or inflammation.

CBD Paste Dosage: How Much Should I Take?

Determining the right dosage of CBD paste can depend on several factors, including your body weight, the concentration of the paste, and the desired effects. As a general rule, it’s best to start with a small dose and gradually increase it as needed.

For example, you might start with a dose the size of a grain of rice, taken once or twice a day. After a week, you can assess how you feel and adjust the dosage as needed. It’s always a good idea to consult with a healthcare provider before starting any new CBD regimen, especially if you’re taking other medications.

Benefits of CBD Paste

CBD paste offers several potential health benefits, thanks to its high concentration of CBD and other beneficial compounds. Here are some of the key benefits:

  1. Pain Relief: CBD has been shown to interact with the body’s endocannabinoid system, which plays a key role in regulating pain. This interaction can help reduce both chronic and acute pain.
  2. Anti-Inflammatory Properties: CBD is known for its anti-inflammatory properties, which can help reduce inflammation in the body and alleviate symptoms of conditions like arthritis and inflammatory bowel disease.
  3. Anxiety and Stress Relief: CBD can interact with serotonin receptors in the brain, which can help regulate mood and reduce feelings of anxiety and stress.
  4. Improved Sleep: By reducing anxiety and promoting relaxation, CBD can help improve sleep quality.
  5. Entourage Effect: Because CBD paste is a full-spectrum product, it can provide the ‘entourage effect’, where all the compounds in the hemp plant work together to enhance the overall effects of the CBD.

What the Research Says

While research on CBD is still in its early stages, several studies have shown promising results. For example, a 2018 review of studies published in the journal Frontiers in Neurology found that CBD has been shown to improve sleep and reduce pain and inflammation.

Another study published in the European Journal of Pain found that CBD could help lower pain and improve sleep in people with chronic pain conditions. However, more research is needed to fully understand the potential benefits and risks of CBD paste.

Risks and Side Effects

While CBD is generally considered safe, it can cause some side effects, especially when taken in high doses. These can include dry mouth, drowsiness, reduced appetite, and diarrhea. It can also interact with certain medications, so it’s important to talk to your doctor before starting a CBD regimen if you’re taking other drugs.

How is CBD Paste Made?

CBD paste is made by extracting CBD from the hemp plant using a process called supercritical CO2 extraction. This involves using carbon dioxide under high pressure and low temperatures to isolate, preserve, and maintain the purity of the CBD. The resulting extract is then mixed with a carrier oil to create the final product.

Three Ways to Take CBD Paste

Here are three different methods of taking CBD paste:

Take Under Your Tongue

Taking CBD paste sublingually involves placing a small amount under your tongue and holding it there for about a minute before swallowing. This allows the CBD to be absorbed directly into your bloodstream, providing quicker effects.

Swallow as It Is or Add to Food

You can also ingest CBD paste directly or add it to food. When ingested, the CBD must pass through your digestive system before it’s absorbed into your bloodstream, which can take longer but also provides longer-lasting effects.

Make Your Own Capsules

If you prefer, you can make your own CBD paste capsules for easy ingestion. This involves filling empty capsules with a measured amount of CBD paste. This can be a convenient way to take CBD paste, especially if you’re on the go.

Conclusion

CBD paste is a potent and versatile form of CBD that offers a range of potential health benefits. Whether you’re looking for pain relief, stress reduction, improved sleep, or simply a more natural form of CBD, CBD paste could be worth considering. As always, it’s important to do your research and consult with a healthcare provider before starting any new CBD regimen.
