New 384-Acre Mixed-Use Development Planned For Kings Mountain – The Largest In City’s History

Kings Mountain is gearing up for a major transformation with yet another massive mixed-use development.

Insignis Partners, a Greenville, SC development firm, presented the full proposal for Dixon Ridge to the City of Kings Mountain this past week. They are asking the city to rezone a 384-acre section of the city to build up to 5 million square feet of new construction, which would become the largest development venture in the history of Kings Mountain.

Dixon Ridge would include a mix of industrial, research, development, and new homes, situated at the intersection of Interstate 85 and Dixon School Road, just a couple miles down the road from the new $273 million Catawba Two Kings Casino Resort.

The plan features over 57 acres of open spaces, recreational facilities like pickleball and tennis courts, expansive parks, pedestrian pathways, and a comprehensive greenway trail system connecting to adjacent city-managed lakeside properties.

A public feedback session on the proposed rezoning is slated for late October.

Subject to rezoning approval, Insignis Partners aims to annex the plots into the City of Kings Mountain’s purview (currently under the ETJ), ensuring access to city utilities and emergency services. Following that, the search will commence for a developer to realize the Planned Development District vision.
