Governor Cooper Just Announced Schools Will Be Opening Under ‘Plan B’ This Fall

Today the Governor of North Carolina announced how schools will be reopening this coming fall amid a continued surge in COVID-19 cases across our state.

During a press conference, Governor Cooper said that our state will be going with ‘Plan B’ for this year’s school season, meaning public K-12 schools will be open for a mix of in-person and remote learning.

Under Plan B, the following safety measures will be put in place for every public school in our state.

  • Requiring face coverings for all teachers and students K-12
  • Limiting the total number of students, staff and visitors within a school building to the extent necessary to ensure six feet distance can be maintained when students/staff will be stationary
  • Conducting symptom screening, including temperature checks
  • Establishing a process and dedicated space for people who are ill to isolate and have transportation plans for ill students
  • Cleaning and disinfecting high-touch surfaces in the school and transportation vehicles regularly
  • Requiring frequent hand washing throughout the school day and providing hand sanitizer at entrances and in every classroom
  • Discontinuing activities that bring together large groups
  • Limiting nonessential visitors and activities involving external groups
  • Discontinuing use of self-service food or beverage distribution

New York Now Requiring NC Residents To Submit Info For Quarantine Or Face Steep Penalty

New York’s governor Andrew Cuomo has just upped the ante for any North Carolina resident traveling to New York.

NC visitors must now provide their complete contact information upon arrival or face a fine of $2,000.

According to the new police, New York is now forcing all visitors from “designated high-COVID states” (who have a positive test rate of 10 per 100,000 residents or a seven-day rolling average of 10% positive tests) to submit their information for a mandatory 14-day quarantine.

As of yesterday, the new rule applies to a total of 16 states, including North and South Carolina, Florida, and Georgia.

City Council Approves $600 Million Plan To Completely Redevelop Uptown’s North Tryon Street

The Charlotte City Council has just voted unanimously to approve a new $600 million plan to completely redevelop most of the area between Tryon and College, from Sixth to Eighth Streets, aka The North Tryon Vision Plan.

According to yesterday’s meeting agenda, the newly approved plan includes the following key terms:

– City and County Tax Increment Grant (TIG) of $25 million to support the overall project
vision. This includes the mixture of uses, public open space, public parking, enhanced public realm, and the ability to achieve a significant number of affordable housing units offsite;
– City of Charlotte Capital Investment Plan (CIP) for $2-$5 million for 7th Street construction and infrastructure improvements;
– Good Faith Effort towards MWSBE participation goal of 30 percent;
– $3 million contribution from the developer towards affordable housing; and
– 180-day exclusivity clause for the developer.

The hope is that the redevelopment would cause a sort of ‘catalyst effect’ around the area and would attract new developers to continue the growth.

One of the most prominent features for pedestrians and bikers is being called the ‘Play Street Concept’ (pictured above), according to the new plan, “The Play Street concept builds on the success of the anchor institutions which attract thousands of families to North Tryon each year. The immersive and interactive experience in both the design of the street and adjacent development will characterize the experience of walking along 7th Street.”

The plan also calls for at least 5 major renovations of Charlotte institutions around the N. Tryon Uptown corridor, including;

#1 New Uptown Central Library and Tower

The library will completely redeveloped with a possible mid-rise to high-rise built on top of it. The new facade will be in line with the aesthetics of the new Spirit Square.

#2 Carolina Theater Redevelopment

Fully renovated Carolina theater w/ $39 million in upgrades, and a mid-rise boutique hotel planned for space above theater. The new Spirit Square plaza will include pedestrian friendly features and new active components.

#3 Discovery Place Redevelopment

The main changes that are proposed to the Discovery Place will be a totally transformed outer facade (seen above), as well as new artistic and scientific outdoor landscaping and features for pedestrians and visitors to play with and on.

#4 Hall House Redevelopment

The proposed redevelopment of the Hall House block includes a totally new mixed-use development in partnership with Bank of America, to include both low-rise and mid-rise office, residential, retail and cultural facilities.

#5 The Levine Museum of the New South

The proposed Levine Museum of the New South at the corner of College and 7th Streets would include an expansion of up to 10,000 square feet, and a redesigned interior and exterior design to target more youth and young adults.

According to the city, the economic development impact of this project would include:

– Estimated 1,200-1,500 temporary construction jobs,
– Estimated 250 facility-based permanent jobs,
– Office building space for an estimated 4,000 jobs,
– $75 million local supplier estimate,
– $35-45 million MWSBE estimate,
– Estimated $4.1 million in new annual property tax revenue, and
– Estimated $674,000 in new annual local sales tax revenue,

South Carolina Now Experiencing The 3rd Worst COVID-19 Outbreak In The World

A new report has just been released by the New York Times showing South Carolina as having the 3rd worst COVID-19 outbreak in the world.

The report treats each US state as a country and ranks them according to the new cases that have been confirmed over the past week, adjusted for population size.

Last week, South Carolina saw 2,300 new cases per million residents, which was only topped by Florida and Arizona. North Carolina even made the top 25 with 1,000 new cases per million residents, coming in just behind Chile and South Africa.

The New York Times used data from John Hopkins University as well as information that was released by state and local agencies during the week of June 28 to July 4. Then, the information was broken down by cases per one million residents.

South Carolina currently has 58,003 confirmed COVID-19 cases, which increased by 5,722 of this past weekend alone (Friday, Saturday, and Sunday).

The New York Times report was compiled using data from John Hopkins University and local data released by each state between June 28 to July 4.

Many of us find ourselves slowly slipping back into our old lifestyles. Over the past few months, many of us have tried to find relief from mental and physical fatigue by keeping ourselves busy. Whether this is diving into the depths of Netflix’s archives or getting our bodies beach-ready (minus the beach part). With yoga arguably experiencing a renaissance due actors including Gweneth Paltrow and Matthew McConaughey endorsing its benefits. Many of us have sought refuge in daily meditation and online YouTube yoga classes with the likes of ‘Yoga with Adriene’, clocking up an impressive 7 million subscribers. So with our busy lifestyles coming to look us straight back in the eye, here are a few tips for keeping up these mindful good habits. 

Not having the time is always the ‘get out of jail’ free card when it comes to reserving the time for our bodies and minds. Juggling the responsibilities of our old lives far too exhausting to plan anything remotely relaxing. That is of course until it’s time for the yearly pilgrimage through the departures at Heathrow Airport; jet setting us off to wherever EasyJet has offered the best all-inclusive that year. Yet by strategically allocating a realistic time for our yoga mats, rather than just adding to your plate of responsibilities, will always ease those low-grade daily anxieties. Honouring commitments to ourselves doesn’t always come as naturally as honouring commitments we make with others. So by making an effort to make “dates” with yourself to practise yoga, literally writing yourself into your schedule. Harnessing your inner guru to practise what the calendar tells you is always going to keep your practise growing and thriving.

Getting yourself unstressed, focussed, energised- while you may not be travelling to regions with more favourable weather forecasts than our own this year. Enjoying the plights of chasing our tent pole bags across a campsite in Norfolk. That shouldn’t stop us from a bit of ‘self-love’ now and then.

Linking to the next crucial factor to a consistent yoga practice, reward. The answer to regular yoga stretching is motivating ourselves through reward. More specifically that sweet nectar feeling of post-session ‘bliss’. The bliss of self-satisfaction, gratification and being able to pull yourself away from watching Stranger Things again part 3.0. To savour that sense of accomplishment, CBD can be used to squeeze out the last juices of satisfaction post-yoga session. We began photographing together in the early stages of dating! Now, 6 years into marriage, we’ve grown into the perfect team to capture the love stories of others, to create cherished memories for families, and to document life’s milestones. Over the years we’ve learned some incredibly valuable lessons.

Here are the top 10 photography tips for brides to be on their wedding day:

1.) You pay for experience

We’ve all heard the saying “you get what you pay for.” It is especially true with the memories that you will look back on for the rest of your life. More experienced photographers will book up quickly, and are less willing to negotiate, BUT they can deliver beautiful work despite imperfect circumstances like dark lighting or rainy days. It’s helpful to remember this when booking someone new and less expensive, or if you’re considering using a family member or friend for free. Lack of experience could result in missed moments or poorly exposed photos.

Sometimes it is helpful to ask a photographer to view some of their work on a rainy day to help gauge their experience with different conditions.

2.) Hire Photography and Videography from the same company

Choosing a photo and video team who either is from the same company or that has worked closely together before is the better choice for many reasons including:

– shared accountability for the end product

– shared vision and style

– unified communication and positioning

– fewer contracts and communication avenues

– package discounts: A lot of times working with a company that offers both comes out cheaper than hiring separately.

3.) Intentionally craft your timeline

Be sure to schedule enough time for each section of the day. Most wedding days run a little bit behind schedule, so making sure that you have ample time for each part of the day is extremely important. This gives you the ability to fluctuate times as needed and overall creates a much more relaxed day. Be sure to consult your photographer for realistic time frames for each part of your day, and if you have a coordinator or director helping you formulate a timeline, make sure that they are consulting the photographer/videographer as well.

4.) Pay attention to the time of day

If you’ve researched photography for any amount of time you’ve probably come across the phrase “golden hour.” This is because certain parts of the day are better for lighting than others. Most people think that a bright sunny day is great for photos, but at the wrong time of the day the bright sunshine can create harsh shadows on the face, especially under the eyes. Paying attention to the time of day, and consulting with your photographer about the best times, will always equal better photos.

5.) Go easy on the posed shot lists

During your posed shot list, every guest is going to be thinking the same thing: “I hope this doesn’t take forever!” If it does take a while, the photographer usually gets blamed, even though they are just trying to capture all the things you said you wanted! When planning for posed pictures, less can be more. Only take the pictures you will hang in your home, probably with immediate family and grandparents, and otherwise be more aware of who you want to grab quick shots with in the moment. You will have so many opportunities throughout the day to grab the other people you love for a quick candid that will a lot of times turn out looking a lot more fun and authentic and will require less photo retouching than a rushed posed photo. Making candid moments a priority throughout the day will create more genuine moments versus staged memories.

6.) Don’t forget about reception candids

While we are talking about candids, it’s important to remember that your reception time is the perfect opportunity to grab a quick photo with your second cousin John, who didn’t make the posed shot list cut. You’ve invited so many people to your wedding, and you will see people there that you may not have had the time to add to your formal shot list, but that doesn’t mean you can’t grab a picture with them! The reception is the perfect opportunity. 

It’s also important to think about positioning yourselves for success to be captured as the life of the party. You don’t want the night to end and there be very little to no pictures of you actually dancing and enjoying your party! It’s great to catch up and talk to people, but be sure to pull them on to the dance floor with you so that you can have as many pictures with as many people as possible!

7.) Include a sneak away session

Make space for intimate memories. There are so many ways to make space on your wedding day for each other. I know you’re thinking, “Make space for each other? It’s OUR wedding day!” Yes, yes it is, but it will be a full day! Choosing to do a first look with just the two of you and your photo and video team or taking 15 minutes away from dancing at the reception to take some sunset photos can be some of the sweetest moments to remember. It is also a great way to invest in connecting with each other. Your wedding day will be full of time with everyone else, and it’s tough to stay focused on each other, so be sure to make some intentional time for just the two of you.

8.) Ask your guests to be present

It’s 2020, so at this point we’ve probably all seen wedding pictures full of people holding cameras and heard stories of guests getting in front of photographers. The reality is, you’ve likely spent thousands of dollars to have professional pictures of your wedding day, you don’t need a professional photo of the back of Aunt Karen’s head from where she jumped in the middle aisle to get a picture of your kiss with her iPhone 3. All jokes aside, you know the guests that you are inviting and if there are any who will be intrusive. Asking your guests to be present in the moment and let the professionals do their job will result in better memories captured and more authentic engagement with your guests.

9.) Minimize your locations

Every location you have takes time, and time is money. When planning your special day, maximizing time becomes vitally important, since most vendors and venues have 8-10 hour limits. Different locations take travel time, and if you are moving people from one place to the next, inevitably people will not all leave and show up together. Minimizing locations creates more time in your day, making it more relaxed, which can make all inclusive venues much more valuable.

10.) Treat your vendors well

You’re paying for a service. Your photographers, and all of your vendors, are there to do a job they are being paid to do. But most, if not all, really deeply care about your wedding day and making it as easy and enjoyable for you as possible. Thanking them, feeding them, and looking out for them with disruptive guests, will make the day much smoother and enjoyable for them too, and eliminating anxiety and obstacles for your vendors, will ultimately lead to better results from your vendors. You might even gain some new friends!

NC Woman Charged With Hate Crime After Attacking House Candidate In Walmart

The Greensboro Police have just charged 34-year-old Rebecca McCabe with a hate crime after attacking NC House Candidate Brandon Gray and his boyfriend in a Greensboro Walmart. 

The incident occurred last Thursday at the Walmart on West Wendover Avenue in Greensboro.

Gray posted about the incident on Facebook along with a picture of the attacker. In the post, he states that:

“Michael and I went to Walmart to grab some groceries and a few things for my Grandmother who is extremely high risk. We were getting her a tank top when a woman starts cussing at us telling us to get out of the women’s section her daughter is trying to change (in the middle of the aisle). She then starts calling us “Disgusting Queer Faggots” and puts her hands around michaels throat trying to choke him.”

On Friday, Gray released an official statement about the incident.

Charlotte Region Home Sales Show Early Signs of Recovery

As businesses across the region continue to adjust to reopening, home sales across the 16-county Charlotte area show the region’s housing market in the early stages of recovery. According to data from the Charlotte Metro Region MLS, home sales in June were down only 1.8 percent compared to June 2019 with 4,938 properties sold. Closed sales compared to May 2020 increased 37.2 percent with 340 more transactions completed than the previous month.

Pending contract activity shows buyer interest and demand for homes in the region returning to pre-pandemic levels. Pending contracts rose significantly by 26.8 percent year-over-year with 6,174 properties going under contract in June. Contract activity compared to May 2020 was also positive and rose 4.2 percent.

Charlotte Metro Region MLS President John Kindbom said, “The large bump in pending contracts this past month compared to last year shows that buyer demand is healthy and was held back simply due to COVID-19. The last two months were certainly challenging, and there are still challenges ahead, but we can already see the market is improving and will likely be a key driver in our economic recovery.”

Prices rose during the month of June. The average list price ($366,537) rose 10.9 percent compared to last year but decreased 2.4 percent compared to May 2020. The median sales price ($284,900) and the average sales price ($333,938) rose 7.5 percent and 3.5 percent, respectively. The original list price to sales price ratio was at 97.6 percent, showing sellers are getting close to their asking prices.

New listing activity continues to lag and signals that seller confidence is recovering at a slower pace. Year-over-year new listings were down 8.5 percent with 5,365 new listings added to inventory during the month. Compared to May 2020, new listing activity rose 3.8 percent as sellers continue to adjust to virtual showings and opening their homes to buyers in the safest manner possible under current and changing conditions.

Kindbom added, “Realtors certainly understand the hesitancy many sellers have in listing a home during what seems to be the height of a pandemic, even though agents continue to use every precaution to ensure safe showings. However, with inventory at the lowest level recorded, there’s a lot of opportunity for sellers who are ready to list. In fact, new listings get increased visibility and are spending less time on market.”

Inventory across the 16-county Charlotte region, which was already at critically low levels, declined 46.7 percent year-over-year to 5,701 active listings at report time, which pushed months of supply to 1.3 months in June. This time last year the market had nearly three months of supply and 10,698 active listings.

Homes continue to sell briskly, which is another hallmark of a strong seller’s market.  Days on market, the metric that accrues for “Active” and “Under Contract-Show” statuses, averaged 38 days in June 2020 compared to 40 days in June 2019. The average number of days a property was on the market from the time it was listed until it closed (list to close) was 89 days.

The Charlotte Metro region’s MLS, which this report is based on, includes 12 counties in North Carolina and four counties in South Carolina.

Habitat For Humanity Awards Local Freshman Dana Conner Richardson Scholarship

Thursday, Habitat for Humanity Cabarrus County staff and the Richardson family presented the Dana Conner Richardson Memorial Scholarship to Kannapolis resident Jada Smith. Smith, a rising freshman at North Carolina A&T University, received $5,000 in honor of the 10th anniversary of the annual scholarship.

“Receiving this scholarship means a lot to me,” said Smith. “I have worked hard in order to receive this scholarship and it will benefit greatly with financial aid. I would also like to thank everyone that was involved with this process, I am very appreciative of your generosity.”

Smith plans to major in industrial engineering and minor in mathematics.

Since 2011, Habitat for Humanity Cabarrus has awarded scholarship funds annually to one or more students of Habitat Cabarrus homeowners and their families in memory of Dana Conner Richardson, the late associate director for Habitat for Humanity Cabarrus County.

“We’re excited to award such a deserving and hardworking young woman in our community,” said Amy Freeze, executive director of Habitat for Humanity Cabarrus County. “With the ongoing pandemic and thanks to donor support, it’s truly a blessing to be able to raise the scholarship to $5,000 this year in honor of the 10th anniversary.”

Richardson, who lost her battle to cancer in 2010, was deeply committed to the principles of Habitat for Humanity and the elimination of poverty in Cabarrus County. She was also a strong believer in higher education as demonstrated by the fact that she was the first in her family to graduate from college. Since the program’s inception, Habitat for Humanity Cabarrus County has awarded $16,000 in scholarships.

Mecklenburg County Jail Vandalized When Inmate Dies After Being Locked Up For 2 Days

A 51-year-old inmate has just died at Mecklenburg County’s Detention Center in Uptown Charlotte.

Michael Daniel Mangan was found dead in his jail cell at 5:38 am on Sunday morning after being booked into jail on Friday.

According to the Mecklenburg County Sheriff’s Office, first responders performed emergency CPR on Mangan at just after 6 am to no avail. He was pronounced dead at 6:23 am.

Officials at the sheriff’s office have not yet confirmed what Mangan’s charges were or if there was any connection between COVID-19 and his death.

Protesters began gathering in front of the detention center yesterday morning starting at around 10am:

By Sunday night, the “Black Lives Matter Here” sign had been ripped and red paint had been thrown onto the front windows of the facility.
