New Data: Gen Z Value On Homeownership Plummets
House hunting has become more like the hunger games in recent years due to historically low inventory and skyrocketing prices, and younger generations may be growing less committed to homeownership altogether. In ApartmentList.com’s latest report, Generational Attitudes on Homeownership, they found that members of Gen Z are roughly half as likely as Baby Boomers to say that homeownership is extremely important to their personal success.
Making matters worse, all generations expect homeownership to only become more difficult in the future with the younger generations seeing it move further out of their reach. Millennials, in particular, are the most pessimistic of any generation when it comes to their ability to make that dream a reality.

Incredible Tips To Help You Choose The Perfect Engagement Ring

When shopping around for an engagement ring for your woman, you want to ensure that you get a unique and beautiful one. But choosing the perfect engagement ring can sometimes be easier said than done. With so many engagement rings in different sizes, colors, and shapes, it can be pretty a challenging task to find the perfect one. Fortunately, this article is here to help you. We give you tips that can help you choose the perfect ring for you. Let’s delve into them.

  1. Set your budget

The first thing you need to do before you start shopping for an engagement ring is to set your budget. Your budget will determine the kind of engagement ring [in terms of style, size, and design] that you will purchase. Ask yourself how much you are willing to spend on the engagement ring. Don’t spend more than you can afford on an engagement ring. A wedding can be very expensive, so don’t spend too much on just the engagement ring alone.

2. Decide which shape you want

Now that you have set your budget and know how much you want to spend on the engagement ring with diamond, it is time now to delve into the ring’s essentials. First, you need to determine which shape of diamond you should go for. Do you want an oval-shaped, heart-shaped, or pear-shaped ring? Generally, there are all shapes to choose from. Just make sure that the diamond is secure in the setting and won’t fall off.

3. Pay attention to the quality of the cut and clarity

The 4Cs are very important when buying an engagement ring. They include cut, clarity, color, and carat. If you are more informed about these elements of a diamond ring, it will be pretty easy to determine what is more important to you in a diamond.

Some people value color, while others concentrate more on the cut. Clarity indicates the degree to which diamond is from internal inclusions and external blemishes. So you need to find out which of these 4Cs matter most to your woman.

4. Choose the right material

There are generally four main types of metals that you can choose from: yellow gold, white gold, rose gold, and platinum. If your partner loves silver jewelry, pick white gold. But if she is into colors, you can go for a rose gold ring. If your main concern is durability, you should choose platinum because it is the most durable option.

5. Choose the right size

It won’t make sense to choose a beautiful ring but is not fitting properly. That’s why you must know your partner’s size so that you can get her the perfect size of a ring. To get the right size, you can figure out her size in advance by measuring another ring in her jewelry collection. But even if you don’t get her perfect size, you shouldn’t worry because you can always send the ring back for resizing. However, you should note that it may take a while to resize the ring, depending on its size and style.

North Carolina Just Felt Two Aftershocks From 2020’s Historic 5.1m Earthquake

Over this past weekend, two separate earthquakes shook the northern part of our state about a couple miles away from Sparta.

The quakes are being considered continued aftershocks from the largest North Carolina earthquake in over 100 years, which has continued to rattle the same region since it first struck in August of 2020.

The USGS’s ‘Did You Feel It’ map showed that people reported feeling the quake as far away as Alabama and Pennsylvania:

Because August 9th’s quake was so large, it’s aftershocks will likely continue for some time, and could even trigger other quakes around our state.

According to the USGA, “Aftershocks can continue over a period of weeks, months, or years. In general, the larger the mainshock, the larger and more numerous the aftershocks, and the longer they will continue.”

Earthquakes have been increasing in frequency around the Charlotte region over the past few years. Last year, we saw a 4.4 magnitude quake hit Decatur, TN, and a couple of months ago, a 2.6 magnitude quake rocked a small town just north of Charlotte.

Initiative vs Referendum

Initiative vs Referendum

When it comes to voting on laws, there are two main types of votes: initiative and referendum. Each type of vote has its own unique process and purpose. Here we will go over both the initiative and referendum process, and explain the differences between the two.

Initiative

Initiative voting is a process by which citizens can propose new laws or amendments to existing laws. To put a proposed law up for a vote, the citizens must gather a certain number of signatures on a petition. The exact number of signatures required depends on the state, but it is typically high enough that only a few dedicated citizens can get a proposal on the ballot.

Once a proposed law has been submitted for a vote, the citizens have the opportunity to debate and discuss the merits of the law. The final vote is usually taken by mail or at the polls.

pros:

-Citizens have a direct say in what laws are passed.

-Can propose new laws or amendments to existing laws.

cons:

-Can be expensive and time consuming to get a proposal on the ballot.

-May not reflect the views of the majority of citizens.

Referendum

Referendum voting is a process by which citizens can vote on laws that have already been passed by the legislature. To put a law up for a referendum vote, citizens must gather a certain number of signatures on a petition. The exact number of signatures required depends on the state, but it is typically high enough that only a few dedicated citizens can get a proposal on the ballot.

Once a proposed law has been submitted for a referendum vote, the citizens have the opportunity to debate and discuss the merits of the law. The final vote is usually taken by mail or at the polls.

Pros:

-Can overturn laws that are unpopular or undemocratic.

-Citizens have a say in how their tax money is spent.

Cons:

-May not reflect the views of the majority of citizens.

-Can be expensive and time consuming to get a proposal on the ballot.

-Laws passed by referendum can be more difficult to change than laws passed by initiative.

What’s the Difference?

The main difference between initiative and referendum voting is that initiative voting allows citizens to propose new laws, while referendum voting allows citizens to vote on existing laws. Both processes are important in ensuring that the voices of the people are heard.

However, it is important to note that neither process is perfect. Initiative voting can be expensive and time consuming to get a proposal on the ballot, and referendum voting may not reflect the views of the majority of citizens. However, both processes are vital in ensuring that the will of the people is heard.

Famous Examples

There are countless examples of both initiative and referendum voting, but here are a few famous examples:

-The Berlin Wall was brought down through a referendum vote. This was a historic moment in which the people of East Germany were able to vote on whether they wanted to keep the Berlin Wall or not.

-The UK’s Brexit referendum was a vote on whether the UK should leave the European Union. This was a highly divisive issue, and the final result was close.

-The United States Constitution was drafted by a group of citizens who gathered signatures for an initiative petition.

-The Affordable Care Act was passed by Congress, but it was eventually repealed by a referendum vote.

-California’s Proposition 8, which banned same-sex marriage, was overturned by a referendum vote. This was a major victory for the gay rights movement.

-France’s “Yellow Vest” protests were started in response to a proposed fuel tax increase that was announced as part of an initiative to reduce carbon emissions.

-The Irish “Repeal the Eighth” campaign was started in response to a referendum vote that banned abortion. This campaign was successful and abortion is now legal in Ireland.

-The “red card” referendum in Switzerland would have allowed citizens to veto laws that were passed by the government, but it was rejected by the voters.

Which Type of Voting is Better?

That depends on what you want to achieve. If you want to propose a new law, initiative voting is the way to go. If you want to vote on an existing law, referendum voting is the way to go. Whichever process you choose, make sure to get involved and have your say!

Father and Son Duo Convicted of $1.7M PPP Loan Fraud

The world is full of people looking to make money illegally. Those who own a business aren’t the kind of people that many would expect to engage in this kind of activity but interestingly, this is exactly what happened in Charlotte, North Carolina. Recently, restaurant owner Izzat Freitekh, 55, was convicted of PPP loan fraud alongside his son, Tarik Freitekh who is aged 33. This is interesting considering the kind of wealth that the family already has – Freitekh owns a total of four companies, including La Shish Kabob, La Shish Kabob Catering, Green Apple Catering, and Aroma Packaging.

During the trial, it emerged that the father-son pair managed to defraud the government for approximately $1.7 million in Paycheck Protection Program loans. This number is staggering and is similar to the kind of money that gamblers can win after a jackpot. Of course, some people will prefer sports betting thanks to the incredible bonus codes that eager gamblers can access and interested players can learn more about Pinnacle VIP code if they are looking to make their money work harder for them.

As some will know, the PPP loans are provided by the Small Business Administration under the Coronavirus Aid, Relief and Economic Security Act. The act was designed to help small businesses who were struggling from the effects of the pandemic, something which those involved in hospitality would have felt particularly. This would have been fine had Freitekh not submitted fraudulent applications, but it was heard in court that these applications grossly mispresented the number of employees who worked at these companies, as well as exaggerating payroll expenses.

After making the applications and receiving the money from the SBA, both father and son then began to engage in illegal transactions with family members. Some of these payments to the family totalled $30,000. The reaction from court officials was firm, and US Attorney King said, “This father and son duo exploited a national emergency for their own benefit, then tried to obstruct justice to avoid punishment”.

Fortunately, both culprits were found guilty. In the case of the father, Izzat Freitekh was convicted on one count of conspiracy to commit money laundering, three counts of money laundering, and one count of making false statements. In the case of the son, Tarik Freitekh was convicted of one count of conspiracy to commit wire fraud, one count of bank fraud, one count of conspiracy to commit money laundering, one count of money laundering, and one count of falsifying and concealing material facts.

Both men are facing a lengthy time in prison as just the charge of conspiracy to commit money laundering can be up to ten years in prison. This is excluding the multiple other offences they were found guilty of, and they will likely be both be dreading the day of their sentencing.
