Duke Energy Begins Operation of its Largest Solar Plant To Date – 250 MW

0

Charlotte-based Duke Energy has just turned on its largest solar power plant to date – the 250-megawatt (MW) Pisgah Ridge Solar project.

“This project demonstrates how we can continue to expand our renewable energy resources while providing unique sustainability solutions for commercial customers,” said Chris Fallon, president of Duke Energy Sustainable Solutions.

Charles River Laboratories International Inc., a leading provider of critical research tools and integrated support services that enable innovative and efficient drug discovery and development, has a virtual power purchase agreement (VPPA) for 102 MW of the project over the next 15 years.

This commitment will address the entirety of the company’s North American electric power load with clean, renewable energy by 2023.

“Charles River has committed to sourcing 100% of our global electricity needs through renewable sources by 2030,” said Gregg Belardo, executive director of EHS & sustainability at Charles River. “Our VPPA with DESS provides coverage for our North American facilities and moves us significantly closer to that global goal. We are proud to partner with Duke Energy and are excited that Pisgah Ridge is now online.”

Midwest retailer Meijer signed a separate 15-year VPPA agreement for 83 MW of solar energy generated by the Pisgah Ridge Solar project. One other company has a third 15-year VPPA agreement. Together, the three agreements account for more than 90% of the facility’s output.

All three VPPAs associated with the site will settle on an as-generated basis tied to the project’s real-time energy output.

“Lessening our impact on the environment through a continued commitment in reducing carbon emissions is an issue that is important to us and our customers,” said Erik Petrovskis, director of environmental compliance and sustainability at Meijer. “We’ve made significant progress over the years, but this project with Duke Energy Sustainable Solutions puts us on the right path to making an even bigger impact.”

The engineering and construction for the project was performed by Moss, while Duke Energy Sustainable Solutions will own and operate the project.

Currently, the company operates nearly 1,500 MW of wind, 750 MW of solar and a 36-MW battery storage facility.

Global Semiconductor Maker Building New $443 Million Headquarters in York County

0

Pallidus, a global semiconductor manufacturer, just announced plans to move its entire corporate headquarters to York County.

They will be investing over $443 million into a 300,000 sqft facility and create at least 405 new jobs for our region.

The new facility will be located at 1786 Overview Drive in Rock Hill.

“We are thrilled to be partnering with the state of South Carolina, York County, and the city of Rock Hill in supporting our new high-volume semiconductor silicon carbide wafer manufacturing plant and corporate headquarters,” said Pallidus VP Jerry Knowles in a press release. “The decision to select Rock Hill for our next manufacturing facility was the result of extensive research to locate to a community that aligned with our innovative and collaborative spirit, offered an exceptional quality of life for our employees and is easily supported from our research and development facility in New York.”

The SC Department of Commerce approved performance-based job development credits for the move. Pallidus will be required to meet an investment requirement and job creation before they can collect the tax credits. The amount of tax credits will be based in part on the amount of payroll taxes paid by the company, and it has also received property tax breaks from York County. Unfortunately, the state representative refused to disclose the amount of tax credits the company may receive.

Pallidus aims to help ease the shortage of semiconductors, used in everything from solar panels to computer chips, with their new facility. They expect to begin local operations in the third quarter of 2023.

Unexpected Sources of Cash for Personal Budgets

0

People need a ready source of cash for all sorts of reasons. Sometimes it’s to deal with the record inflation, loss of a job, a surprise medical bill, or the need to fatten savings accounts. What are the most reliable ways to squeeze extra funds from an apparently tight budget? Besides selling an unneeded second car, many working and retired adults turn unwanted life insurance policies into ready-made cash.

Others take advantage of similarly creative tactics, like holding online sales of their surplus personal belongings, applying for low-interest loans, renting out spare bedrooms, pulling money out of built-up home equity, banking tax refunds, and putting For Sale signs in front of their rental or vacation properties. As the 2023 economy continues to sputter, more and more citizens are seeking previously unexplored financial resources. Consider the following ways you might be able to convert unused, unwanted, and hidden assets into cold, hard cash.

Unneeded Cars

It’s surprising to think of how many second cars go unused. People are sometimes reluctant to get rid of their favorite vehicles, and they assume they’ll need an extra car at some point in the future. Even after it sits in the garage untouched for a year or two, they rarely entertain the idea of converting it to cash. Amounts vary, but unloading a seldom-used or never-used vehicle can fetch many thousands of dollars for owners who try to repair and upgrade the vehicles before selling them.

Don’t be afraid to invest a modest amount of funds into mechanic fees, a paint job, and a thorough interior cleaning. The used car market has never been hotter than it is now, as prices for brand-new passenger vehicles reach record highs. Keep all paperwork, whether you sell to an individual or a dealer, and don’t forget to report the sale on state and federal tax forms.

Life Insurance Policies

Unwanted or unneeded life insurance policies are among the most fruitful of all unexpected sources of money. The first step for anyone who has a policy they’d like to sell is to learn the potential selling price. Next, it’s essential to review the process for converting the coverage into ready cash.

Resources like Policy Bank are an ideal place to begin gathering all the pertinent information. Fortunately, sellers can find out the relevant facts online in just a few minutes. Exploring the possible value of life insurance policies is a wise move for those who are past the age of 65, no longer need the coverage and own policies with face values more than the $100,000 mark.

Personal Belongings

Some assets are hiding in plain sight. That’s certainly the case with unneeded personal belongings stored in attics, garages, spare bedrooms, basements, tool sheds, and rented units. While all that clutter can appear to be a mess, the bright side is that owners can easily sell many of the items in online auctions and yard sales. Categorize your belongings into four categories: throw away, sell, donate, and keep. Only toss things that can’t be repaired, have zero sentimental value, and no one wants.

Sell anything that has the potential to fetch a reasonable price. Only keep what you truly need and want. Donate the rest. This quick, four-tiered system is an efficient way to sift through everything you own and make fast decisions. It’s also a clever technique for removing household clutter. Don’t forget to keep detailed records of sales and donations. The data will come in handy at tax time.

Spare Bedrooms

Why let an unused bedroom serve as a glorified storage space when it could generate a monthly rental income? Millions of homeowners turn their extra rooms into rented spaces via online platforms. There are several prominent companies with which you can enroll.

Be sure to take high-quality photos of the space, describe it in detail, and make any upgrades required by the listing company. Getting started can take a month or more, but once your room goes on the market, the income potential can be surprisingly good. Always check local laws and HOA guidelines before moving forward as a renter.

Home Equity

If you’ve lived in your home for several years, the built-up equity could be a significant resource in times of need. Large numbers of owners choose to refinance their houses to take advantage of lower interest rates and reduce their monthly payments. The other approach is to borrow against equity at low enough rates to make the move financially attractive.

It is possible to leverage the power of built-up equity to borrow against it and use the funds to purchase a rental property. There are several ways to put home ownership to work. Keep in mind that many borrow against the equity to pay for major vacations, new cars, a child’s education, to start a small business, and dozens of other purposes. Always work with an experienced lender to get the best rates.

Governor Cooper Delivers His 4th State of The State Address: “Our Moment to Build Enduring Prosperity is Now”

Last night Governor Cooper delivered the annual State of The State address for North Carolina.

In it, he talked about how North Carolina has seen incredible economic success this past year, even being named the #1 state for business in 2022. He highlighted clean energy as one example of its initiatives that have created good jobs. Bipartisan accomplishments of state leaders have enabled the state to invest $2 billion in connecting all houses to high-speed internet and another $2 billion for updating outdated water infrastructure.

The Governor also highlighted the achievement of reaching a Medicaid expansion agreement and announced that he will be releasing a comprehensive mental health plan in the coming days. In addition, he previewed his budget that provides double digit raises for teachers and principals, keeps the buses running, helps children with special needs, keeps schools safe, and doesn’t raise taxes while still balancing the budget.

When Should You Call an Oil Rig Injury Lawyer? Find Out Here

0

An oil rig is one of the most hazardous places to work. If the rig is offshore, the dangers are even more profound. In fact, according to the CDC, the fatality rate for workers on offshore oil rigs is seven times higher than that of a typical worker in the United States.

Some of the most common accidents in an oil rig include slips and falls, fires and explosions, falling objects or tools, machinery or equipment, and fatigue because of the long hours.

So, the question is, what happens when you have an oil rig accident and are injured? Is your employer liable for your injuries? The answer to that depends on the facts of your case, which an oil rig injury lawyer should evaluate for you.

However, there are general scenarios that require you to contact an attorney. They include:

Immediately After Your Accident

You must speak with an oil rig injury attorney as soon as you can after your injury. Of course, the first step should always be to seek medical attention and report the matter to your employer. But try to speak to a lawyer as soon as possible to help determine if you have a case and then file it before you violate the statute of limitations.

If you report early, you will also remember the details of your accident better, and it will be easier for your lawyer to collect evidence and witness statements to strengthen your claim. The longer you wait, the more likely crucial evidence will fall through the cracks.

If Your Accident Was a Result of Employer Negligence

According to federal law, all employees are entitled to a safe work environment, conditions that do not pose a risk of serious harm, no matter where the job is. So, if you sustained injuries because of hazardous conditions that your employer refused to address, you actually have grounds for a lawsuit.

Common examples of negligence include defective machinery, lack of or loose railings, inadequate safety measures, poorly maintained floors, etc.

If Your Employer or Insurance Has Denied Your Claim

Have you been injured while working on an oil rig, and your employer or insurance refuses to pay your workers’ compensation? You are entitled to compensation under the Workers Compensation or Jones Act depending on the rig type.

However, employers and insurance companies are known to fight aggressively not to pay up when accidents occur. So, you should lawyer immediately if you are denied damages, despite evidence of negligence.

If Your Employer Attempts to Modify Your Work Benefits

Sometimes, your employer may take a sneakier route in trying to deny you the compensation you deserve by lowballing you on your deserved benefits.

The most common way they can do this is by ordering medical examinations to try and prove that you have recovered or that injuries are not that serious. Or they may try to dictate where you should go for treatment.

Contact an attorney immediately if you suspect your employer is up to no good.

An Oil Rig Injury Lawyer Will Defend Your Right to Compensation After a Workplace Accident

Oil rigs are classified among the most dangerous places to work. You may be entitled to financial compensation if you or a loved one has sustained serious injuries while working on an oil rig. Consult a qualified oil rig injury attorney as soon as possible for the right legal counsel.

Scout Building New $2 Billion EV Plant Between Charlotte and Columbia, Creating 4,000 Jobs

Today, Scout Motors, a spinoff of Volkswagen Group, made a massive investment of $2 billion South Carolina to build a new EV manufacturing plant, which will create around 4,000 new jobs for our region.

“Scout Motors will provide thousands of South Carolinians with previously un-imagined opportunities and prosperity for generations to come,” South Carolina Governor Henry McMaster noted in a press release. “The Palmetto State, with its rich history, superior people, and sterling automotive manufacturing reputation, is the perfect place to re-start this iconic American brand.”

The sprawling new facility will be located on a 1,100 acre site in Blythewood off Interstate 77, about 22 miles north of Columbia and about 90 miles south of Charlotte.

The first production of the all-electric trucks and rugged SUVs is expected to begin by the end of 2026, with the plant reaching full capacity and producing more than 200,000 vehicles annually.

Scout Motors was launched last May with the mission to produce all-electric trucks and SUVs inspired by the original Scout vehicle from 1960 to 1980. Located in Tysons, Virginia, the company is now an independent entity of Volkswagen.
