Nationwide rents increased another 0.5% in April, but even as the busy season picks up, rent growth is coming in slower than in previous years. When prices skyrocketed during the pandemic, April rent growth clocked in at 1.1% in 2022 and 1.7% in 2021. And even before the pandemic, April rent growth was higher than it is today. Of course, regional variation exists, but the national numbers speak to a continued, broad cooldown of the rental market.

  • Rents in Charlotte increased 0.4% in April, compared to a 0.5% increase nationwide.

  • Today the median rent in Charlotte is $1,320 for a one-bedroom unit and $1,447 for a two-bedroom unit. And the citywide apartment vacancy rate stands at 8.1%, up 2.3 percentage points from this time last year.

The Most Commonly Spoken Foreign Languages In The Carolinas

The financial analyst website 247wallst.com recently released a new report detailing the most commonly spoken foreign languages in each state, and their findings for the Carolinas might surprise you.

They note at the front of the article that since over 40 million Americans speak Spanish at home, it’s kind of an unofficial ‘second language’ for Americans, rather than a true ‘foreign language’.

They used the most recent data from the U.S. Census Bureau’s American Consumer Survey on languages spoken most often at home to find the third most prevalent language in each state, behind English and Spanish.

The report found that the most commonly spoken foreign language in North Carolina is French, with a total of 26,381 residents claiming to speak French at home (about 0.3% of the total population).

“Almost 1% of the population in North Carolina have French ancestry, 89,807 to be exact. While Spanish dominates the near 11% of languages other than English spoken in North Carolina, French doesn’t follow too far behind, making it the most popular spoken foreign language under this list’s requirements.”

A few small towns have significant French-speaking populations, including Waves, NC (20.83%) and Corolla, NC (8.5%), both on the Outer Banks, and Caroleen, NC (10.54%), about half-way between Charlotte and Asheville. Davidson, Cornelius, and Waxhaw all have French-speaking populations of 3-4%, and Charlotte has a French-speaking population of about 1.87%, according to ZipAtlas.com;

The report also lists the most popular foreign language in South Carolina as being German (about 0.3% of the total population).

“German ancestry again far surpasses the number of people who actually speak the language in South Carolina. Approximately 7% of the population has ancestors from Germany, while only 0.3% speak German.”

According to ZipAtlas.com, a couple bigger towns in South Carolina have significant German-speaking populations. About 25.39% of Gilbert, SC (pop. 7,770) and about 24.94% of Chapin, SC (pop. 11,929) speak German – both of which are suburbs of Columbia, SC.

About 14.62% of Fort Mill’s (pop. 30,000+) residents also speak German.

Charlotte Nonprofit Among Finalists in One of The Most Innovative Competitions

Charlotte-based nonprofit GardHouse is gearing up to showcase its impact at SEED20 OnStage, where 10 nonprofits present three-minute pitches to a community audience for cash prizes. During the event, GardHouse will highlight its work with over 200 Charlotte-area small businesses and nonprofits to provide paid internships for underserved college students. This year’s SEED20 OnStage will take place at 6:30 p.m. on April 27 at Children’s Theatre of Charlotte’s McColl Family stage at ImaginOn.

“We are so excited and experiencing tons of anxiety as we gear up for the pitch competition. My goal is to win, but more importantly, I want attendees to learn more about what we do to help students of color as they prepare for life after college,” said Jonathan Gardner, founder and executive director of GardHouse. “I am very proud of the work we do, the students we support and the business partnerships we have established along the way.”

Created by Social Venture Partners (SVP) Charlotte, the annual SEED20 program identifies, highlights and connects the community to the region’s most innovative ideas for tackling pressing social challenges. Gardner was one of the 10 nonprofit entrepreneurs selected for the two-month program that included training, coaching, feedback and mentoring on how to succinctly and powerfully tell their story. SEED20 OnStage is the culmination event.

GardHouse launched in 2019 and partnered with Charlotte-based businesses and nonprofits, such as the Latin American Chamber of Commerce and 100 Black Men of Charlotte, to provide paid 10-week internships at roughly $22 an hour for college students. The organization also offers financial literacy workshops for students throughout the academic semester led by corporate partners such as Bank of America, Wells Fargo, Ally and Commonwealth Charlotte. GardHouse welcomed its largest cohort of college interns into its pipeline last fall. To date, GardHouse has provided over 180 paid work-based experiences across North Carolina.

Most recently, Gardner was named one of Forbes’ “30 Under 30” for his impact on education, and GardHouse received United Way of Greater Charlotte’s 2023 UNITE Charlotte capacity building support grant – which is awarded to local grassroots organizations led by people of color.

Northern Lights Light Up North Carolina Skies For The Second Time This Month

Another intense solar storm has just brought the dazzling ‘Northern Lights’ to the Tar Heel State for the second time in a month.

Evan Fisher, a meteorology major at the University of North Carolina-Asheville, captured the mesmerizing sight in a stunning photograph, showcasing the vivid colors that swept across the sky, although he notes in his tweet that he left just before some of his students captured even more spectacular photos of the event.

According to the National Oceanic and Atmospheric Administration (NOAA), the solar storm was the result of a powerful coronal mass ejection (CME), which released a massive blast of superhot material from the sun. This eruption hurled scorching plasma, a highly energized gas composed of charged particles, toward Earth at a staggering speed of nearly 2 million miles per hour.

The influx of solar particles triggered a geomagnetic storm, causing the Earth’s magnetic field to become disrupted. As these charged particles from the sun interacted with the planet’s magnetosphere, they created a dazzling light show in the form of auroras. While the northern lights are typically confined to higher latitudes, such as the Arctic Circle, the strength of this particular solar storm expanded their reach as far south as the Carolinas.

With the homicide rate having spiked by an average of roughly 10% in 45 of the biggest U.S. cities between Q1 2021 and Q1 2023, WalletHub today released its report on the Cities With the Biggest Homicide Rate Problems.

In order to determine which cities have the biggest homicide problems, WalletHub compared 45 of the largest U.S. cities based on per capita homicides in Q1 2023 as well as per capita homicides in Q1 2023 vs. Q1 2022 and Q1 2021.

Charlotte was determined to be among the 15 safest cities, ranking #30 out of 45 overall.

“Homicide rates have started to decline, though there is a lag time until that data is gathered, reported, and analyzed. The general decline is probably related to the resumption of normal activities – people finding or resuming jobs, returning to life as normal, a decline in anxiety and fear, and the resumption and re-funding of anti-violence programs,” said William and Mary Law Professor Robert J. Spitzer. “Further, homicides and other crimes have been steadily declining for about the last 30 years (with an upsurge in the last few years), so a decline now may reflect a resumption of that long-term trend.”
