Even though the Charlotte region’s restaurant selection continues to grow, so does our population, and some restaurants are taking advantage of this growing customer base by letting their health standards slide.

Some of the most common reasons for low scores were food handlers not washing their hands properly, contaminated food containers, and improper food temperatures (many restaurants are starting to use infrared thermometers to avoid this).

These were the top 10 worst inspection scores in Charlotte for July, 2022;

#10 Fonda La Taquiza

Scored 88.5 (B) on 7/28/2022

They had the following violations;

  • Observed poor oversight of cooling, cold holding, and date marking by PIC.
  • Observed sanitizer concentration at 0 ppm.
  • Observed soiled utensil stored as clean.
  • Observed sopa de mariscos cold holding above 41F after cooling overnight.
  • Observed TCS foods at prep top and prep reach in cold holding above 41F.
  • Observed ambient temperature of 44F at prep cooler.
  • Observed ambient temperature of 40F by end of inspection.
  • Observed no date mark on salsas, cooked chicken, cooked tripe, chicken stew, and barbacoa. Employee states she is still in training and did not know about date marking foods.

  • Employee failed to wash hands after handling mop bucket and after handling soiled towels and dishes. Employee then went to preparing food on the stove top.

  • Chicken in steam table measured 109F and had been reheating for 1.5 hours.
  • Rice and beans began cooling at 10:15AM and measured 114F at 12:30PM.

In a fast-changing real estate market, it can feel overwhelming and confusing to the consumer.

“Is now the right time to buy?”

“Will interest rates continue to climb?”

“Should I buy and wait? Or wait to buy?”

Confusion has caused an imbalance of information to spread throughout the media. One day, the message is encouraging homeowners to sell before prices fall, while the next, there is a warning that the market is scarce, and there are no homes to move into once you sell.

“Everything is moving to Charlotte, but, who is moving to where they are selling?”

What is the correct information?

How can you make informed economic decisions for yourself and your family?

I recently sat down with David Hoffman, CEO/Founder of David Hoffman Realty, Covenant First Mortgage, and Beyond Title. Prior to entering the real estate industry, David was an economist in the early 2000’s, so, over the years, David has proven to be a trusted source of information and guidance on the real estate and economic climate.

“Buying a home is the most emotional decision that you can make; it also needs to be the most logical and informed. That is why so many macro economic and micro housing variables need to be addressed. ” He states in a recent interview.

“Understanding the current economic climate will help the client to better understand where and why the housing market is where it is, and where it is going. What is happening in the world is bigger than what is happening in your own backyard, but what is happening in the world today will be in your backyard tomorrow.,” David continued.

David’s economic background and knowledge of the real state market allow him to make predictions based on logic and patterns in historical outcomes.

“To understand where we are going, we must first understand where we have been, as the economy is a cycle.”- Hoffman said.

Where we were

In 2019, before the Global Pandemic hit our world, David reminded me that the housing market was at an all-time high. At the same time, interest rates were at all-time lows, and inflation was not yet considered after years of slow growth, stagflation, and even, deflation

The stock market in 2019 was up, according to CNBC; “The S&P 500 was up 28.9% for 2019, its biggest one-year gain since 2013, when it rallied 29.6%. The Nasdaq also had its best one-year performance in six years after rallying 35.2% in 2019. The Dow also rose 22.3% in 2019.

“What goes up must come down, a correction was coming nearly three years ago.”Hoffman said.

Predictions were made; interest rates were going to rise, and the stock market was scheduled to come down. Interest rates should have risen from 2016 on, rather than tripling in 2022, leading to sticker shock.”

Before that correction could happen, the world shut down, due to Covid 19, along with the trajectory of the economic climate.The correction was on pause.

The Great Pause

While the predicted economic changes were on pause, our view of homeownership was shifting.With families locked down to their homes; adaptation began to happen. We set up schools in our living rooms, offices in our kitchens, and playgrounds in our backyards. After a month of getting creative with space, we began to want more. More room; a home office, a playroom for the kids, room to stretch out, while also “socially distancing,” etc.

It was hard to see the other end of the pandemic, when life would go back to normal, and we would head out of the home and back into the world. Demand for homes grew higher. With Covid restrictions, we were purchasing homes online and through virtual showings. Logically, interest rates should have went up, as demand was too high, and supply was too low. Interest rates slightly increased, but not enough for the consumer to feel it. With government support on student loan deferment, childcare and financial coverage while employees were out of work due to Covid, the spike went almost unnoticed to the consumer.

Where are we today?

The world has opened back up. Kids went back to school, and many of us have returned to commuting to work.

It is time for the correction to un-pause Today, in 2022, interest rates are consistently above 5%, hitting its highest spike in June. As predicted, the stock market has fallen significantly.

“In real estate, we are seeing the housing market correct itself.

Buyers are slowing down, and in less of a rush for change; they are no longer in the desperate need for more space and land as they were during lock down,“ David continues.

“The bidding wars we were seeing in May are starting to cool, and sellers who were excited about the prices they were seeing two months ago are having to lower their expectations.

We are seeing sellers pull prices down, and begin to offer accommodations, such as improvements.”Hoffman predicts “after a difficult and frustrating time for buyers it is now their time, they have waited long enough!”

Where are we headed?

David expects inflation to calm down by the end of 2022. In the long run, housing prices will be higher than today, but after a 20-25% decline.

Most importantly Hoffman assures consumers that the economic and Real Estate climate is cyclical; we knew this correction was coming, it was just on hold.

“The housing market will continue to correct itself,” Hoffman states.

“Today, buyers are more discerning.  There will be a slight over-correction, as prices fall alight below equilibrium values  Six months ago, buyers were buying homes sight-unseen! A paint job was the least of anyone’s  concerns. Today, sellers are having to make offerings where before, the buyers were the ones jumping through hoops. The market is changing, so understanding that will get you ahead of the game”.

Will a change of camps help Anthony Joshua secure redemption?

While fans watched on as Anthony Joshua was being completely outclassed in his first match-up against Ukraine’s Oleksandr Usyk – for many people – it wasn’t the unanimous decision result which was the most perplexing facet of the fight.

Although Joshua entered the bout at Tottenham Hotspur Stadium as the boxing bets favourite last September, his opponent’s undeniable skill and incredible ring generalship always posed a threat to the Brit’s reign as the WBA, IBF and WBO heavyweight champion. 

However, what many couldn’t predict was the subpar and confusing advice Joshua was receiving from his corner during and in-between rounds. As the television broadcast picked up a member of Joshua’s team shouting “beautiful AJ” throughout much of the fight, it became clear that the 32-year-old wasn’t made aware of just how far behind he was on the scorecards.

Additionally, the instructions long-time trainer and friend Robert McCracken provided Joshua when on the stool was just as poor. He consistently reassured his fighter that he was in control and winning the contest, giving AJ a false sense of security that he was in the driver’s seat as they headed into the championship rounds. 

That ultimately led to McCracken and his team being stood down as Joshua’s trainers for the upcoming rematch with Usyk on August 20th in Saudi Arabia. Instead, Joshua has chosen to employ the services of esteemed Mexican-American trainer Robert Garcia, who has vowed to bring back the aggressive and brutal Joshua in what is a must-win fight for the Watford native.

A former professional boxer himself, Garcia too reached the summit in the sport of boxing in 1998 when he won the IBF super featherweight title against Harold Warren. He went on to defend his title a further two times, before losing the belt in a considerable upset to Diego Corrales the following year. Although he had a fantastic career inside the ring in his own right, it’s his achievements as a trainer that has garnered him a reputation as one of the best minds in boxing.

Garcia has trained 20 current and former world champions during his career to date, most notably which include four-division world champion Nonito Donaire, former WBA champion Marcos Maidana, current WBC super flyweight champion Jesse Rodriguez, and brother and recently retired four-division world champion Mikey Garcia. 

That level of experience is something Joshua will look to lean on when he takes on the classy southpaw – and Garcia has already made his intentions clear by stating that he will be implementing a vastly different gameplan when the two meet this time around.

“You know what? I think he wasn’t thinking and prepared to win the fight (Joshua v Usyk 1),” Garcia said.

“From what he told me – he was just thinking of going all 12 rounds. He never thought, ‘I got to win this fight.’ So that makes a big difference.

“Now he’s thinking of winning and thinking of hurting somebody. That’s the most important thing, he’s got to be confident with his team.

“He’s got to be with a team that wants him to win, wants him to perform, and wants him to be a little bit tougher. I think that’s what I bring in. 

“Me and Angel Fernandez are pushing him to be aggressive, to be a mean guy in the ring, to hurt anyone in front of him. He’s been doing that lately, and I’m very happy and pleased with how things are going.”

With a new trainer and a more destructive Joshua expected in the rematch, it will be interesting to see whether that tightens the Joshua vs Usyk betting line as we approach fight night.

 

The transfers you might have missed in the Championship this season

A new season of Championship football is back underway and with two games already played, teams will have an early indication of where they need to strengthen before the end of the transfer window. While Vincent Kompany’s new-look Burnley have started strongly, winning and drawing to look like favourites for promotion with football betting odds, the likes of Norwich City and Luton Town, sides expected for a brighter start, have flattered to deceive this far.

It’s still too early to call where sides will finish before the season breaks up before the World Cup, and some key transfers could be the difference between a place in the Premier League or another season of mediocrity. Marcus Forss – Brentford to Middlesbrough 

Last season would have been a frustrating one for Middlesbrough, having lacked the consistency to earn a place in the playoff. A large part of that was down to a lack of cutting edge, something Chris Wilder has looked to rectify this summer with the signing of Marcus Forss from Brentford. The Finnish international spent last season on loan at Hull City but failed to impress at the MKM stadium. 

This is a strange transfer and something of a gamble for ‘Boro as Wilder’s reputation with signing strikers has certainly taken a dent in recent years — £24 million for Rhian Brewster is still burning a hole in Sheffield United’s back pocket. Only time will tell if Forss can impress, but a debut goal against Queens Park Rangers was an encouraging start, albeit in a game that ended in a 3-2 defeat.

Gabriel Sara – São Paulo to Norwich 

It’s rare to see a player from Brazil transfer directly to the Championship in the modern era. Usually they sign with hopes of keeping a newly promoted side afloat, but in a bid to go back up first time of asking Dean Smith has recruited £9 million man Gabriel Sara from São Paulo. The 23-year-old will be a creative force in the Canary’s midfield, filling the void left by Pierre Lees-Melou who returned to France. 

Smith is confident in Sara’s abilities and believes he and fellow new signing, fellow South American Marcelino Núñez, can add that extra bit of quality in Norwich’s promotion push.  

“From what we’ve seen in training, Marcelino is a bundle of energy, has really good connecting skills, can see a pass forward and can receive the ball very well,” he said. “Sara is very similar as well, and I think they can add a creative spark in the final third. “I’ve found them to be really hard working. They don’t just enjoy their football, they love their football.

Jean Michaël Seri – Fulham to Hull 

There was a time that Jean Michaël Seri was one of the most sought-after midfielders in Europe. After impressing for Nice in Ligue 1, the Ivorian was a target for Barcelona and Arsenal before ending up at newly promoted Fulham. A disastrous spell in west London saw the Cottagers relegated and Seri endure a succession of loan moves to Galatasaray and Bordeaux before signing for Hull this summer.
