High-End Rental Rates In Charlotte Have Increased By 11%

RENTCafé has just released a new report which examines the average rent prices for high-end apartments across the 30 largest US cities.

They found that the national average rent for high-end apartments across the country is around $1,640 per month, and while Charlotte’s average high-end rent is far below the average, it has seen significant price jumps over the past few years.

The report noted that;

  • In Charlotte, the average rent for a high-end apartment is $1,247. That is $347 more than what a renter pays on a low-end apartment.
  • In the past 3 years, all types of luxury apartments in Charlotte have witnessed increases in rents. The highest one has been recorded for 1-bedroom apartments: 12.80%, rents now clocking in at $1,116.

  • The city with the lowest high-end rents is El Paso, with an average of $976. At the other end of the spectrum is Manhattan, where average rents for luxury apartments are no less than $4,416.

New 20-Story Cherry Tower Will Become Tallest Office Building Outside Uptown

The Charlotte City Council recently approved what will soon become the tallest building in Charlotte outside of Uptown.

The new 20-story, 299-foot office tower in the Cherry Neighborhood will be developed by NAI Southern Real Estate. It will include a 240-room hotel and over 512,000 square feet of office space, according to the plans submitted by NAI.

Located at 125 Baldwin Avenue, on the corner of Baldwin Ave. and 3rd Street, it will technically be in the Cherry Neighborhood, on the southwest border of Elizabeth;

In order to appease many of the neighbors, NAI Southern has agreed to numerous area upgrades, including new traffic signals, crosswalks, extended turn lanes and upgrades to the surrounding streets, as well as agreeing to contribute $250,000 for traffic calming and pedestrian improvements around the Cherry neighborhood.

Once NAI secures an anchor tenant for the building, it will schedule the official construction start date.

Waves of Man-of-Wars Hospitalize Hundreds and Shut Down Carolina Beaches

Hundreds of Carolina beachgoers have now been hospitalized since waves of dangerous ‘jellyfish-like’ creatures began washing ashore.

The infestation started earlier this week, causing the City of Folly Beach to post an urgent warning on their Facebook page about the attacks;

As the week progressed, more and more creatures washed onto beaches and were spotted floating in shallow waters.

Yesterday, many Carolina beaches started flying the ‘purple flag’, warning beachgoers to stay away;

 

Biologists at the SC Aquarium say that high winds in the Atlantic Ocean have pushed waves of Portuguese man o’ war to the Carolina coast.

According to National Geographic, “The tentacles contain batteries of cells that house miniscule, hollow harpoons called nematocysts. Those barbed harpoons act like hypodermic needles, enabling the man-of-war to inject a potent mix of venom into a victim.

If you’re planning on visiting a Carolina beach over the next few weeks, officials are now advising beachgoers to carry jellyfish sting ointment with them in case of stings.

If you spot a Man ‘O War jellyfish, please contact the lifeguard or local police.

Panthers Take Down The Buffalo Bills In Their First Game Of The Pre-Season

Yesterday the Panthers took the field for the first time this season and came out on top against a closely fought battle up in Buffalo.

The Panthers are now 1-0 for the preseason with some incredibly high hopes for the upcoming season;

We are finally starting to see some hopeful receiving with DJ Moore, and our backup QB roster is also looking strong.

After trailing 17-7 at halftime, backup QBs Garrett Gilbert and Taylor Heinicke led 2 second-half touchdown charges to put us back on top and finish the game with a W.

We also saw some fresh new looks from Christian McCaffrey, who seemed to be hitting more consistent and confident holes, and looked stronger than he ever has in his between-the-tackles runs.

The Panthers will now be taking on the Miami Dolphins next Friday right here in the Queen City for their second pre-season game and the first home game of the season. Tickets are still available here.

Charlotte’s First Loose Leaf Tea Company Is Inspiring Hope – Birch Fine Tea

Charlotte finally has it’s own loose leaf tea company – and while their tea’s unique flavors and incredible quality may be inspiring, their story is far more…

According to their website, “Birch Fine Tea was established in 2017 by two sisters – Alena and Kristina. Originally from Ukraine, they found their inspiration by the tall birch trees which are native to the land. “Birch” is not only an homage to their Ukrainian roots but also symbolizes “new beginnings.” After Alena was diagnosed with Ovarian Cancer & Heart Failure, they founded Birch Fine Tea as their literal new beginning.”

Alena told me that her family moved to Charlotte (specifically the Matthews area) about 20 years ago – which pretty much makes them Charlotte natives. She was content with her job and her life in the Queen City…until her doctor gave her some shocking news that changed everything…

“When I woke up from my debulking surgery, I was told that I not only had stage 3B ovarian cancer but also severe heart failure, a double whammy in most eyes, but somehow I felt a peace in my heart that against all odds my health will be restored.

I’m sure many of my doctors thought I was delusional or in some sorts of denial (I was told multiple times, ‘I don’t think you understand the severity of the situation.’) But I was fully aware…I just wasn’t going to let it define me or to steal the joy I had for that day…that moment. My faith allowed me to see past the statistics and towards an expectation of good that would come at the end of this trying time.”

Tea became a needed relief

“During that time, I drank every tea you can possibly imagine but it was also a time I never felt more vulnerable. In absolutely all aspects of my life.. marriage, finances, health. My independence was gone and daily routines became overshadowed by all things medical.

I knew there were parts of my life I couldn’t change, but what I could, I did.

With the help of my husband and siblings – my sister (Kristina) and I began to initiate steps towards our dream of opening a tea bar in Charlotte. (We still aren’t there yet but we are hopeful sometime in the near future!)”

They now sell their tea online, at The People’s Market in Dilworth, various pop-up shops and markets, and soon, at their own tea shop!

With a renewed hope in life and a revigorated love for people, Kristina wants to use her tea company to inspire faith and love in others.

“Our hope is that, through Birch Fine Tea, we are able to unite friends, families, and communities while positively impacting our city and beyond,” Kristina noted. “We currently pledge 10% of all sales towards organizations that help vulnerable children.. with a strong desire to expand our outreach as Birch grows.”

New Skydiving Facility Coming To Concord Mills Area – iFly North Carolina

Great news for skydiving enthusiasts and thrill seekers!

A new skydiving facility has just been approved for the Concord Mills area. According to a press release from iFly, the new facility is now being constructed at 7840 Lyles Lane NW in Concord.

It will include a giant wind tunnel and allow for both beginner experiences and advanced training;

According to Sky Group Investments, the new facility is being built with a $10 million investment by Sky Group Investments, a subsidiary of iFly Holdings. The 6,000-square-foot center will create at least 26 jobs to start.

It will bring in an anticipated 50,000 visitors annually, attracting skydiving enthusiasts from across the southeast.

iFly Concord is expected to open for business late 2018 or early 2019. Pricing will range from $70 (single flights) to $300 (for up to 5 people) – that’s about 1/3 the cost of what Piedmont Skydiving charges for a tandem jump.

Charlotte’s Premier Inc. Partnering with Progknowse to Develop Groundbreaking Algorithms

Charlotte-based Premier Inc. (NASDAQ: PINC), a healthcare improvement company, is partnering with Progknowse, Inc. to develop new predictive analytics capabilities that support precision medicine and personalized care delivery.

Premier and Progknowse plan to work with leading research universities and data scientists to develop real-time predictive algorithms that can be used by individual health systems to support care interventions for patients with specific genetic markers.

Progknowse, a startup predictive analytics firm recently founded by former Inova Health System Chief Technology Officer, Marshall Ruffin, MD, will utilize the PremierConnect platform to access national data sets that include de-identified clinical outcomes data on approximately 45 percent of all patient discharges in the U.S. Progknowse will access this data within a secure development space, which can be leveraged by data scientists to create predictive algorithms that advance and personalize treatment based on specific genetic information.

“Today, only the most technologically advanced health systems are conducting precision medicine research, and even then, their view is often limited to their specific populations,” said Leigh Anderson, President of Performance Services at Premier. “This partnership combines the skills and resources necessary to access data sets and genomic information to create a much broader, national healthcare database for data scientists to analyze. Once developed, the resulting output is expected to allow us to offer discrete analytics as a syndicated service to our members, putting precision medicine within the reach of almost any health system, regardless of size and budget. If successful, we believe this will effectively eliminate the need to make large investments in home-grown solutions, all with the goal of better serving patients.”

In their work with researchers and data scientists from several major universities, Premier and Progknowse plan to create the first set of predictive algorithms on precise, actionable therapeutic recommendations for improving and personalizing care delivery.

“One of the biggest challenges facing precision medicine efforts is the need for massive amounts of clinical data,” said Brett Beaulieu-Jones, PhD, co-founder of Progknowse and Research Fellow in Biomedical Informatics at Harvard Medical School. “Not only does this include genomic sequencing information for a large population, but also treatment variables housed within the EMR and their connections to longitudinal cost and quality outcomes. Working with Premier and Progknowse, we will develop and have access to an extensive predictive data source with algorithms that will enable us to better understand the progression of certain diseases, how they affect specific patient populations and how providers can better intervene for more successful long-term outcomes.”

Dr. Ruffin founded Progknowse with the vision of enabling precision medicine to improve healthcare outcomes.

The financial terms of the Progknowse partnership were not disclosed and the partnership is not expected to have any impact on Premier’s fiscal 2019 financial results.

Powerful Microbursts Close Highway and Cause Widespread Damage in Gaston County

Yesterday afternoon Gaston county residents saw some of the worst storm damage of the year as powerful microburts uprooted trees and tore down power lines.

According to Meteorologist Brad Panovich, wind speeds approached 100 mph in some thunderstorm pockets.

Yesterday he uploaded a video to his Facebook page explaining the phenomena;

The powerful storm took down numerous trees and damaged dozens of homes along its path;

The storm also took down power lines on 321 yesterday, shutting the highway down in both directions and causing hours of traffic delays;

Today will be milder with a slight chance of thunderstorms tonight and tomorrow night, with highs in the lower 90s and lows in the mid 70s.

Charlotte’s 10 Worst Restaurant Health Scores in July

Even though Charlotte’s restaurant selection continues to grow, so does our population, and some restaurants are taking advantage of this growing customer base by letting their health standards slide.

Some of the most common reasons for low scores were food handlers not washing their hands properly, contaminated food containers, and improper food temperatures (many restaurants are starting to use infrared thermometers to avoid this). Levine Museum of the New South Inspires Action with New #ShapingCLT Series

Levine Museum of the New South today announced a new series of programs for 2018-19 called #ShapingCLT, a solutions-oriented interactive show aimed at vanquishing apathy. Hosted by Davita Galloway of Dupp&Swat and presented by Bank of America, this year-long series inspires action through discussion of pressing issues, possible solutions and a do-it-yourself social-change toolkit.

“Levine Museum is known for convening members of our community in dialogue to build understanding around challenging issues,” says Kathryn Hill, President and CEO of Levine Museum of the New South. “#ShapingCLT takes that tradition a step further, using history to explore multiple perspectives through dialogue and to inspire community members to take action in shaping a stronger, more equitable Charlotte.”

Kicking off with “Unpacking Privilege” in September, speakers will include Janeen Bryant, Community Engagement Specialist, and Kevin Poirier, a Charlotte-Mecklenburg Schools teacher and activist. Subsequent programs will feature Brandi Williams of the City of Charlotte and Ash Williams of UNC Charlotte’s Urban Institute who will speak about “A Healthy City” and “Evicted,” respectively.

“Having an open dialogue on topics critical to Charlotte provides an opportunity to understand the different perspectives and experiences of our community,” said Charles Bowman, Charlotte and North Carolina Market President for Bank of America. “Together, we can create constructive solutions to help Charlotte move forward.”

#ShapingCLT takes place one Wednesday per month from 6:30 p.m. to 8:30 p.m. at Levine Museum of the New South. Tickets are $10 for non-members and include the program, light bites and a cash bar. Space is limited and registration is required. The dates for the upcoming season are as follows:
