The Four Main Types of Personal Loans

0

Most people assume that a personal loan is a one-dimensional product that does not offer many options. This is not the case. Borrowers have several personal loan options at their disposal, and their choice depends on the amount and context of a loan. Before rushing into the first personal loan deal you find, understand the different types and their implications.

Unsecured loans

An unsecured loan does not require you to offer any collateral to the lender to guarantee repayment. A prime example of this is short-term loans, which last between one and six months. Independent lenders offer these loan products as an alternative to traditional banks, and borrowers can even apply for them online.

A payday loan is one that you repay in a single lump sum after your next income date. However, many lenders offer terms of up to three months if the amount borrowed exceeds a certain amount. A personal loan usually has a repayment period of between six months and five years. The amount borrowed varies from £1,000 to £25,000.

When applying for a short-term unsecured loan online, a payment calculator lets you enter your loan amount and preferred repayment method. This gives you a monthly instalment amount to compare with your budget. Some lenders offer a payment holiday at the commencement of the loan, where you do not make any repayments for up to the first three months.

Interest rates charged on unsecured loans tend to be higher because there is no available collateral for the lender to seize if you miss payments. Expect the interest rate to increase as your preferred payment period decreases. In other words, the interest rate on a 12-month loan will be higher than that on a 36-month loan.

Lenders might advertise a certain interest rate, but terms and conditions apply, with the most important one being a good credit score. With a less than stellar credit history, you could still obtain a loan, but lenders will charge more interest because you present them with a greater risk of default.

Secured loans

A car finance loan is regarded as a personal loan, even though you are using it to make a substantial asset purchase. You might choose to make this loan type unsecured, but there are some advantages to opting for a secured loan. For example, you can expect a lower interest rate and higher loan threshold.

A secured loan is a financial transaction that requires you to offer collateral against the borrowed amount. When financing a car purchase, you offer the vehicle as surety to the lender. This authorizes your bank to seize the car if you do not make repayments.

The lender sells a client’s repossessed vehicle and uses the funds to settle an outstanding loan balance. Therefore, a secured loan presents a lower risk to lenders who know they will recoup funds if you default. But there is an increased risk for borrowers who could lose every pound they repay and the asset if they cannot meet their monthly repayment obligations.

Guarantor loans

Your credit history weighs heavily into a lender offering a loan at competitive interest rates. If yours is somewhat spotty, lending institutions would regard you as a risky prospect as past behaviour predicts future actions. Therefore, your failure to repay previous debts makes lenders wary of entering a loan transaction. They might turn you down, offer a lesser loan amount, or charge you more interest.

Avoid this by getting a friend or relative with a better credit history to sign as a guarantor. This makes them liable for repayments if you default. These loans are unsecured. Bear in mind that bringing finances into personal relationships can be dangerous, especially if payments stop. Then the guarantor has your lender on their case to repay funds that you borrowed. Their credit score will consequently suffer.

Debt consolidation loans

When facing a debt crisis, you should consider a debt consolidation loan. Think about how many companies you owe money to. Every time you miss a payment, the balance grows, and interest is added.

In some cases, such as short-term loans and credit cards, interest rates are high, and you could end up paying more than double the loan amount. Your credit score is continuously declining, and the odds of securing finance in the future are getting worse.

To avoid this debt trap, consider a debt consolidation loan. Use the money to pay off outstanding loans and accounts. Afterwards, you have a single creditor to pay. Negotiate terms with the lender that provide sufficient time to repay a debt consolidation loan in affordable instalments.

The interest rates on such loans might be somewhat high, but they remain lower than those charged by credit card companies and short-term lenders. Once you have secured a debt consolidation loan, use it as an opportunity to start on a new page and avoid borrowing any additional money.

Knight Foundation Giving Out $2.1 Million in Grants To Support Charlotte’s Art Community

0

The John S. and James L. Knight Foundation has just announced plans to give out $2.1M in grants to help Charlotte’s arts community innovate during COVID-19.

“Throughout the pandemic, it has become even more evident that the arts are essential,” said Priya Sircar, director of Knight’s arts program. “In addition to supporting the creation of new art, it is equally important for Knight to invest in programs and strategies that put equity and inclusion at its center, incorporating the many diverse communities of Charlotte into the process.”

The organizations and projects receiving funding are:

  • Harvey B. Gantt Center for African-American Arts + Culture ($1,000,000): To expand the reach and impact of the Gantt by supporting a digital team that brings a new approach to programming and community engagement.
  • Levine Museum of the New South ($600,000): To support a digital strategy during a period of transition from facility-based programming to a community-centered, digital-first museum.
  • Que-OS ($200,000): To support organizational transformation through strategic planning, professional development and digital programs at Que-OS, an artist-led organization that produces BOOM, Charlotte’s annual fringe festival.
  • Queen City New Play Initiative ($100,000): To provide seed funding for Queen City New Play Initiative, an emerging playwright service organization in Charlotte.
  • JazzArts Charlotte ($250,000): To provide support for digital engagement and the expansion of JazzArts Charlotte’s staff.

This funding will allow arts organizations to implement digital strategies to help artists find ways forward and connect with new audiences during the pandemic, as well as increase representation of people of color in the arts.

Homes Sales Drop For The First Time Since The Start of The Pandemic

0

Stalled job recoveries and fast-rising coronavirus cases along with stricter lockdowns have led to significantly weakened consumer confidence, resulting in the first existing-home sales decline since the start of the pandemic, according to a new report by the National Association of Realtors (NAR).

“Total existing-home sales (completed transactions that include single-family homes, townhomes, condominiums and co-ops) decreased 2.5% from October to a seasonally-adjusted annual rate of 6.69 million in November.”

The report noted that regionally, the South fared the worst. Existing-home sales dropped 2.2% in the Northeast, 2.5% in the Midwest, 3.8% in the South, and remained unchanged in the West.

Here in Charlotte, we saw existing home sales decline by 13.73%, from 3,655 in October to 3,153 in November.

“November sales declined for the first time during the pandemic, which we predicted three months back, as leading indicators were showing that demand was not as high as people expected, but rather, supply was very low,” said Charlotte Realtor and former economist David Hoffman with the David Hoffman Group. “As soon as the country started opening back up, more people began listing their homes and less focused on finding a home, and instead; getting back to work, and going back on vacations.”

While home sales and prices are still up on a year-over-year basis, last month’s sharp decline could be an ominous sign for the future of what many believe to be a real estate bubble.

What do you think about the state of Charlotte’s real estate market?

What Is Burnout: Identifying and Preventing

0

Burnout can happen to anyone, from a first-year college student to a professional working in their position for 30 years. Although this term is comparatively new, it is better to stay informed about the common symptoms of burnout and its prevention. Find all the useful information below.

Symptoms of Burnout

In 2019, burnout was included for the first time in the official classification of diseases, called the International Classification of Diseases. Burnout was added in the eleventh revision of the classification that will come into effect in 2022. According to the definition of the World Health Organization, it is characterized by three main symptoms:

  • a feeling of intense fatigue and exhaustion;
  • negative or cynical feelings about work;
  • reduced professional efficiency.

Stages and Development of Burnout

Burnout begins (in the vast majority of cases, without the affected person being aware of it) by over-engagement in one’s professional activity during which a person feels fulfilled. Then, this overactivity begins to influence one’s family and social life. In the months or years that follow, a person manifests anxiety, which gradually worsens by the fear of not being as effective and efficient as they used to be or as they expect. The individual begins noticing the first flaws, and the fear of doing wrong is compensated by the desire to work even more. Several months or even years generally pass before the critical event occurs, which is sometimes manifested by the sudden onset and clear signs of depression. One morning, a person might find themselves in the situation of the inability to get up to go to work.

During burnout syndrome development, various symptoms may emerge, including irritability, sleep disturbances, forgetfulness, or a feeling of worthlessness. If the symptoms go away after a couple of days off or a vacation, it means that one was experiencing fatigue. If, on the contrary, a break does not bring much relief, a person feels drained and is no longer able to recharge their batteries, then we are talking about burnout. This syndrome causes great fatigue at the mildest thought of going to work and does not go away during periods of rest, weekends, and holidays.

Professional burnout expands on the private sphere as well. Little by little, an individual under consideration becomes detached, negative, and indifferent. They may say that they feel like a squeezed lemon. Social and personal life become less important for a person, and they tend to feel more negative towards the people they work with. As long as one maintains an interest in their private life, for their close relations, for their family, it is still fine. When people shut themselves off completely, they cut themselves off from their relationships, from their activities, they don’t do anything except sleep, one has to react. At that point, the symptoms of burnout are obvious.

Difference Between Burnout and Stress/Depression

Stress should not be confused with burnout syndrome. Usually, stress is caused by specific events, so once time passes or the person either moves away from the source of stress or excludes the latter entirely, stress goes away. Conversely, for the person suffering from burnout symptoms, nothing changes with time or with such accommodations as a vacation, change of project, etc. However, the symptoms here are very similar to depression. Specialists in this area of studies have different opinions on the separation of depression and burnout as different conditions. In any case, such severe symptoms are a reason to see a specialist.

How to Prevent Burnout

While there’s no specific treatment for burnout, you can prevent this syndrome using the following techniques.

  1. Mindfulness

To put it simply, to be mindful means being conscious of what is happening in the exact moment. The opposite of being mindful is to pay too much attention to the thoughts about the past or future instead of focusing on the present. You can try meditating to practice mindfulness. Meditation has numerous advantages approved by science, including a decrease in stress levels and better productivity. If you tend to worry a lot about your work or studies, try 10 minutes per day. There are many free apps with guided meditations, such as Calm, 10 Percent Happier, Wake Me Up, and others.

  1. Elaborating a Realistic Schedule

If you tend to procrastinate during long periods of time and then trade sleep for study before the deadline, it increases your chances to feel devastated and “gain” burnout by the end of your studies. Instead, try learning your habits and set healthy boundaries between yourself and your work/study duties. If you lack time to finish your assignment, you could seek professional assistance on paperwritingservice.com. In the future, try to prevent such situations by planning realistically.

  1. Avoid Multitasking

Although multitasking is often required from the potential employee in the job descriptions, this is not a harmless habit. Doing one task at a time will actually help you save time because when you multitask, your brain gets tired more quickly, and you end up working much slower. For the same reason, it’s recommended to turn off notifications on your phone during studying or working. Set time for a break to check all of your messages at once instead of changing your focus every five minutes.

To sum it all up, similarly to many conditions, burnout is easier to prevent than cure. Main preventive measures include planning wisely and taking enough time to rest. However, nobody is immune to burnout, so there should be no shame or guilt if you recognize yourself in such symptoms as apathy, exhaustion, and ineffectiveness.

How to Become a More Confident Public Speaker

0

Even if you think you will never be giving speeches in your life, public speaking skills are important for our everyday communication as well. By improving your speaking skills, you learn how to express yourself efficiently and deliver the proper message to the other party. These skills will come in handy when you are doing a job interview, negotiating on your salary raise, or purchasing a house.

How to Overcome Your Fear of Public Speaking?

The first step to conquer your fear is to acknowledge and accept it. It is a signal that your nervous system is functioning perfectly, anxiousness being a normal reaction before an important event. It is analogous to skydiving: one feels nervous before jumping but does it despite this physiological reaction.

The next step is to deal with your fear manifestations. You may experience fever, trembling limbs and voice, hesitation in speech. Here, the choice of techniques depends on the experienced symptoms:

  1. Reaction “fight” – your movements are quick, you feel hyped, you mumble and swallow words.

It is an adrenaline burst. If you have a moment before your speech, try doing something physical to release it. You can do some squats (pay attention and don’t overdo, you don’t want to be sweaty on stage) or simply stretch your muscles and joints. To make your speech clearer, practice some tongue twister. But instead of saying them as fast as possible, articulate and pronounce them markedly slowly.

  1. Reaction “freeze” – your limbs are cold, your thoughts are inhibited.

You will need to tone your body, “unfreeze” it. Don’t hope that coffee will help you in this case. On the contrary, an additional beverage containing caffeine will make you even more nervous. Instead, take a walk and try to move (squats are good for this instance too). You can warm your hands under hot water, pinch your skin if it goes white.

  1. Reaction “flight” – you close up, fold your arms, and try to avoid your feelings by checking your smartphone.

This reaction might make you become estranged figuratively and also literally. You can instinctively move away from the audience, hide your face behind the microphone or paper with notes, and hide your gaze. This is because you feel that the situation you are in is dangerous. In order to trick your brain, you can recall or imagine the situation where you felt the opposite. For example, you can remember how you felt being with your close friends and giggling at a joke, how you felt winning an award or getting an A for your essay. The best thing about our brain is that it reacts equally to real and imaginative events. In this way, you will become more relaxed and feel less restraint.

Now that you know what to do during your performance, it is essential to take the following steps to prepare for your speech in advance.

Define a Goal of Your Message

A speech is successful when it manages to reach its goal. From that follows that it would be impossible to be good at communicating your message if you are not sure what your message is. In order to define the goal of your speech, you should try the technique called “Elevator pitch.” Imagine you met your dialog partner or your target listener in an elevator. You have to explain your idea until it arrives on the needed floor. Set your timer for 30 seconds and train. Naturally, your third or fourth attempts will lead to success.

If you prefer to do it in writing, 150 words will be sufficient. In case summarizing is not your forte, you could seek the help of professionals from DoMyEssay. By using this technique, you will not go into unnecessary detail while speaking.

Make Your Message Understandable

In the era of short, entertaining videos on YouTube, many people suppose that making their presentation or speech funny and engaging is vital. However, if your goal is to inform, share, or convince rather than entertain, your primary focus should be on the clarity of a message.

If you have not prepared your main points, your speech will contain too many redundant details that will make it incomprehensible. What is more, you will sound less confident, which will make your dialog partner feel that your idea is not that valuable. Right, if you sound like you don’t believe in your arguments, why would your boss do?

Once you identified the goal of your message, think of its structure. Here’s an outline for your speech:

Part 1. Why?

Put your listener into the context. For example, if you are having a job interview and the interviewer asks why their company should hire you, explain your background that will be the basis for your future endeavors. If you are asking for a raise, remind what you have been working on lately.

Part 2. What?

After you made a short introduction, it’s high time you introduced your idea. Here feel free to mention all of the benefits your counterparty will have out of this idea. You have to prepare a range of arguments that prove that you are right and make your message convincing.

Part 3. How?

Finally, explain the roadmap of the implementation of your idea. If you pitch your project, work through all of its stages.

Final Words

All in all, the ability to communicate clearly and explain the value of your ideas can win you plenty of interesting opportunities on your way. It is completely normal to be stressed because of your first public speaking events. However, with time, you will get into the habit of speaking in front of people, and you will become much more confident. Good luck!

Digital Learning as a Critical Pillar of Innovation

0

In today’s world, innovation is a vital condition of success. It ensures progress and guarantees efficient performance in the long run. There are several factors that drive innovation, including competition, climate, society, etc. Yet, schools and universities play a major role in promoting and encouraging innovation. They incorporate digital learning and widen the scope of their practices, creating a positive mindset. This supports exploration and innovation, promoting diversity, leadership, development of skills and key digital competencies. Let’s take a look at the impact of each aspect on innovation.

  1. Leadership Training

Innovation is impossible without great leaders. Digital learning helps to train active and mindful leaders who are willing to make the world a better place. It motivates students to be more responsible and lead each other towards common goals.

Digital learning changes the role of students in the educational process. It gives them space to take action and, thus, leadership opportunities. Learners take charge of their progress and adopt a self-directed approach to education. Besides, the use of technology facilitates inclusion. As a result, shared leadership becomes an integral component of education. Students take part in online group projects, discussions, and shared decision-making. These key digital learning practices inspire learners to communicate their ideas and listen to others.

  1. Skill Set Development

Digital learning has enhanced teaching and learning capacity. Students get to develop both soft and hard skills. Technologies improve their academic performance by offering personalized courses. Students have a chance to work at their own pace and manage study time themselves. The use of technologies in education enables adaptive learning and open education resources. For instance, if students feel like they need to go through the material again, they are free to study at home with the same quality of instruction. The availability of online sources, including lectures, virtual labs and libraries, makes it easier to get a strong skill set.

Besides, digital learning takes place in a connected community. It allows students to be in touch with instructors. Teachers can track students’ progress and provide instant feedback. It makes studies more efficient and helps to develop soft skills. Thus, digital learning does not only encourage innovation, it builds a solid ground for it.

  1. Sophisticated Technology

Digital learning creates innovation trends and demand for new technological tools. It covers gaps in education and prepares solutions for learning challenges. Online education allows students to enjoy mobility and game-based learning. Digital opportunities enable people to interact with content and get instant feedback. It has the potential to improve academic outcomes.

Virtual reality and artificial intelligence are some of the most effective technologies. The former facilitates information retention with sensory stimuli. The latter allows students to use tutoring systems to enrich the learning experience. These technologies have proved to be effective in meeting pedagogical goals. They become more accessible, and their use increases with each year. So, digital education explores and pushes the limits of technologies, solving current challenges.

  1. Access to Information

Leveraging technology through digital learning, we broaden access to educational opportunities. It provides numerous resources and services. For example, if you are looking for a book that is not available at your school library or a write my research paper for me service, you can find it in a couple of clicks. Open resources and access to information enables informed decision making. It empowers people to speak up and suggest solutions. As a result, students can grow into responsible citizens who have the necessary knowledge and awareness to make quality improvements. Digital learning broadens their skills and enables them to transform society.

  1. Diversity

Digital learning serves as a catalyst for inclusion. As a result, students get a diverse learning environment that allows them to connect and collaborate with peers. How does it facilitate innovation? To make change and novelty possible, it is important to overcome barriers and find solutions to the learning challenges and needs of a wide and diverse student population.

Besides, people from different backgrounds bring creativity into any activity as they exchange opinions and perspectives that ensure productive problem-solving. This is the best foundation for breakthrough innovations. With this aim, educational institutions encourage interdisciplinary research and group projects. Diverse teams appear to be more efficient and productive than homogeneous groups. Such inclusion stimulates joint cognitive action and adaptability that promote innovative thinking.

  1. Digital Competence

Technological competence increases one’s data literacy, safety, and problem-solving. It empowers people to embody their ideas as it gives them a set of digital tools to ease progress in any sphere. Today, educational institutions focus on the inclusion of technologies in current curricula. Digital learning revolutionizes education by showing the potential of technology. It can assist in teaching and enhance learning outcomes.

When people develop digital competence from an early age, they get support across all activities they engage in. This includes any processes that involve information access, exchange, and application. Maintaining a high level of technological competence is a pillar that addresses willingness and ability to respond to new opportunities and suggest innovations.

Davidson Resident and Former Intelligence Officer Takes On “America’s Greatest Threat”

0

Winter reading is often considered an escape, but for Davidson resident and former intelligence officer J.A. Walsh, nothing about his new novel Purpose of Evasion is escapist.

“This book is about threats many Americans are not aware of,” Walsh says. “It’s fast-paced and full of action, but from the tradecraft, to the plotlines drawn from real cases, I wanted this to be the most realistic spy novel out there.”

Walsh served in intelligence and counter-terrorism from 2001 – 2006 before embarking on a career advising the US military on energy security strategies. He graduated from the top of his Russian language class at the military’s elite Defense Language Institute and was trained as an interrogator.

Walsh’s first nod toward his real experience in intelligence is Sami Lakhani, the novel’s hero, a Muslim-American intelligence officer.

“Sami does not represent any one officer that I served with, but he is a composite of many intelligence professionals I served with: first or second-generation Americans with diverse cultural and religious backgrounds. Sami represents the multi-cultural, polyglot community of professionals who do America’s intelligence work.”

In the book, Sami is assigned to stop a terrorist attack with ties to the Virginia mosque where he grew up. He soon discovers troubling evidence that the plot is tied to a White Nationalist group that has connections to the White House.

Walsh says that rising nationalism, particularly when championed by militant groups like Aryan Nations, is “America’s greatest domestic threat.” “The national security and civil rights communities were very focused on these groups in the late 1990s, but it is impossible to understate the impact of 9/11 on national security policy. For intel agencies, everything changed that day. But, as headlines are showing every day, these groups did not go away.”

You can read the book online or purchase a physical copy here.
