Charlotte Among Top U.S. Cities for Hotel-to-Apartment Conversions

Charlotte is joining the growing list of cities turning old hotels into new homes.

Our city added 234 apartments through hotel conversions in 2024 — the eighth-highest total nationwide and the third-highest in North Carolina, right behind Raleigh and Durham.

Here are the details from the latest Adaptive Reuse Report from RentCafe:

  • Among its notable projects is the conversion of the former Arbor View Hotel, built in 1997, into the Vivo Living Arbor View Apartmentsoffering 138 new units.
  • Looking ahead, Charlotte has 2,499 apartments in the adaptive reuse pipeline. Of these, 1,735 units are expected to come from converted office spaces, while 694 units will result from hotel redevelopments.
  • Nationwide, hotels once again dominated adaptive reuse in 2024, accounting for 37% of all completed projects and producing more than 9,100 new apartmentsOffice conversions followed, making up roughly a quarter of new adaptive reuse units as cities continue to repurpose their commercial spaces.
