Massive Pineville Mixed-Use Development Will Bring New Apartments, Retail, and Food

Downtown Pineville is preparing for a major transformation as a new mixed-use development plans to bring hundreds of apartments, retail space, and more activity to the town center.

The project, called Heritage Pineville, is planned for the parking lot at Main Street and Church Street in the heart of downtown.

According to Highline Partners, the development will include 241 Class A apartment units along with retail and commercial space designed to expand downtown Pineville’s growing business district.

The 7.5-acre project will feature three four-story buildings surrounded by surface parking.

Developers say the primary building will include approximately 5,000 square feet of retail space positioned along Main Street and Church Street.

The site sits near several popular downtown businesses including Margaux’s, Brass Bird, Carolina Scoops Creamery, and Two Buck Saloon.

Highline Partners described the project as a “transformative” addition to downtown Pineville because of its location and connectivity to major Charlotte employment hubs.

The development sits near Interstate 77, Interstate 485, Ballantyne, and Uptown Charlotte.

It also lies roughly 1.5 miles from the I-485 light rail station, providing direct access to South End, Uptown, and UNC Charlotte.

Planned amenities include:

  • Two courtyards
  • A rooftop patio overlooking downtown
  • A clubhouse pool
  • A quarter-acre dog park

Developers say the project’s design will blend “Southern charm” with architectural inspiration from Dallas’ Bishop Arts District.

The project was designed by BB+M Architects.
