Charlotte’s River District Becomes First To Earn Prestigious Sustainability Award

0

Crescent Communities’ 1,400-acre River District development in west Charlotte has officially been designated a One Planet Living (OPL) Leader, becoming the first project in the Southeast and only the third in the U.S. to earn the distinction.

Created by UK-based nonprofit Bioregional, the One Planet Living framework promotes development that aligns with ten core sustainability principles. These include efforts to reduce carbon emissions, preserve biodiversity, and improve health and social well-being through land use, transportation, and design strategies.

The River District, located between the Catawba River and Charlotte-Douglas International Airport, was developed with these OPL principles embedded in its planning process. The project will feature over 500 acres of preserved natural areas, connected greenways and trails, a two-acre urban farm, and public river access. Environmental education partnerships, biodiversity studies, erosion control, and electric vehicle charging stations are also central to the master plan.

 The River District will feature:

  • Over 500 acres of preserved natural space and ample connected green space (greenways, trails, and parks) offering connections to nature; land management practices to improve biodiversity
  • Purposeful partnerships with environmental education organizations
  • A regenerative two-acre urban garden and on-site farmer to support local, sustainable food production
  • Affordable and mixed-income housing
  • Public access to the Catawba River and increased erosion control management measures
  • Comprehensive biodiversity study conducted with environmental partners to measure overall health of wildlife in preserved areas and plan for reducing invasive, nonnative species
  • Miles of walking and biking trails, dog parks, and riverfront accessibility offering connectivity throughout; EV charging stations
  • Supporting mass timber construction to reduce carbon footprint

These sustainable features will both help protect the region’s natural environment and enhance quality of life for residents by providing greater access to nature, reducing carbon footprints, and fostering a healthier, more connected community.

Added Sue Riddlestone OBE, CEO of Bioregional, “The Crescent Communities team has engaged deeply with One Planet Living from a very early stage in the development of The River District. We are absolutely delighted to see them now breaking ground and starting to make their exciting vision a reality. The partnerships the team has built are creative and innovative and are already setting precedents for green building in North Carolina.”

Earlier this year, The River District broke ground on the first phase of single-family homes in its Westrow neighborhood. David Weekley Homes, DRB Homes, Saussy Burbank, and Toll Brothers will develop this first builder phase consisting of over 260 lots of a total potential of 2,300 single-family homes. The River District will also include up to 2,350 multifamily residential units, with a portion dedicated to mixed-income housing in partnership with local developer Laurel Street Residential. Crescent Communities has already begun construction on NOVEL River District, a 318-unit multifamily development under its Class A NOVEL brand which will feature world-class amenities, residential programming, and sleek and modern design. In addition to its residential offerings, The River District will include millions of square feet of retail, office, and mixed-use space.

The Importance of Emotionally Supporting a Victim of Sexual Abuse

0

People who have been sexually abused often carry pain that no one else can see. The trauma might change the way they think, feel, and interact with other people. Giving survivors emotional support can help ease this hidden pain and let them know they are not alone. Without this support, victims may have long-lasting emotional struggles.

This is the reason why sex abuse attorneys at File Abuse Lawsuit are so important. They help with more than just the law; they understand that emotional support is important too. Survivors who feel emotionally supported are more likely to speak out and fight for justice. This article talks about why it’s so important for people who have been sexually abused to get emotional support.

It Helps Victims Feel Believed

Believing a survivor is one of the most important things you can do. A lot of victims are afraid that no one will believe them or that someone will blame them. Trusting what they say is the first step in giving them emotional support.

  • If you believe them, it means you understand their pain.
  • It makes them feel less ashamed or guilty.
  • It helps them trust again after being abused.

Saying something as simple as “I believe you” can bring comfort. Support must be steady, honest, and without judgment.

It Protects Mental Health

As a result of sexual abuse, people may suffer long-term emotional pain. A lot of survivors have problems like anxiety, depression, or post-traumatic stress. Getting emotional support can make these problems less likely to happen.

  • Support makes people feel safe and connected.
  • Survivors feel more in control when they know someone cares about them.
  • It can help people who feel hopeless and alone.

It can be easier to heal if you get support early. But support given years later can still be useful.

It Rebuilds Self-Worth

People who are abused often feel broken or worthless. They may blame themselves for what took place. Supporting them emotionally lets them know that they are still important.

  • It’s possible to counter self-blame with positive words.
  • Being kind to them shows that they deserve respect.
  • Support helps someone regain their confidence and dignity.

When people are supported, they begin to see themselves as more than just victims. They start to feel like survivors.

It Builds Trust After Betrayal

A deep betrayal of trust is often a part of abuse. They find it hard to open up again because of this. Giving support helps fix what was broken.

  • Patience shows them you can be trusted again.
  • Keeping their secrets makes them feel safer emotionally.
  • Letting them make their own decisions gives them power.

It may take them a while to trust people again, which is fine. It’s more important than you think to just be there all the time.

It Helps Them Feel Less Alone

A lot of people who have been abused hide their pain. They may think that no one will care or understand. That’s why getting emotional support from other people is so important.

  • Support stops people from being silent about abuse.
  • It lets people know they are not the only ones going through tough times.
  • It helps them meet new people and make friends.

When you know someone is there, the journey feels less lonely. Just being there and showing that you care can mean a lot to them.

It Gives Control Back to the Survivor

When someone is sexually abused, they lose control. Giving that power back should be the main goal of emotional support.

  • Let them talk when they’re ready.
  • Don’t judge their decisions; just support them.
  • Don’t make them share more than they want to.

Support should never feel forced. It must come from a place of respect for their boundaries.

Charlotte FC Takes Down San Diego To Climb To First Place in MLS Conference

0

Charlotte FC is now in first place in Major League Soccer’s eastern Conference after their Easter weekend 3-0 victory over San Diego.

Our team has now won all five home matches this season and ended last seasons with 3 home wins, giving them a total home-turf winning streak of 8.

Charlotte FC struck early on Saturday with an 11th minute score. Midfielder Pep Biel dribbled through traffic outside the penalty box and threaded a perfect through ball to forward Liel Abada, who calmly slotted the finish past San Diego goalkeeper CJ dos Santos to give Charlotte an early 1-0 lead.

Charlotte maintained offensive pressure throughout the first half, and it paid off again in the 39th minute. A long ball over the top found Patrick Agyemang one-on-one near the box, forcing San Diego defender Andres Reyes into a desperate challenge. Initially called a free kick just outside the area with a straight red for Reyes, a VAR review determined the foul occurred inside the box. The decision was changed to a penalty kick and a second yellow card, ending Reyes’ debut with an early exit.

Agyemang stepped up and converted the penalty with power, doubling Charlotte’s lead in the 42nd minute and sending them into halftime up 2-0.

Down a man and two goals, San Diego struggled to recover. Charlotte kept pressing in the second half. In the 54th minute, Abada nearly scored again after rounding the goalkeeper, but San Diego’s Hamady Diop—Charlotte’s former No. 1 pick—cleared the shot off the line with a goal-saving header.

Minutes later, Charlotte capitalized on a set piece. Defender Andrew Privett rose above the defense and headed home a third goal in the 57th minute, sealing the match with a 3-0 advantage.

Charlotte FC’s defense remained solid through the final whistle, securing their second consecutive clean sheet. The win keeps Charlotte in the playoff mix and builds momentum as they chase the top spot in the East.

Charlotte FC will return to Bank of America Stadium this coming Saturday, April 26 at 7:30 pm – tickets now available here.

Only 25.1% of NC small businesses offer health coverage, down from 33.8%

0

Fewer than 1 in 3 small businesses now offer health insurance—down from nearly half just two decades ago. Amid skyrocketing premiums, many small employers have been priced out of offering coverage altogether, while others have elected to drop benefits in light of policy changes.

A new analysis from Take Command breaks down what’s driving the decline in small businesses offering health coverage, which industries and states have been hit hardest, and how some businesses are adapting with alternative solutions like HRAs.

Key Takeaways, With Data for North Carolina

  • Coverage Rates Drop as Costs Climb: Just 30.1% of small businesses nationwide offer health insurance today, down from 47% in 2000—a decline that tracks closely with a 182% surge in premium costs over the same period.
  • Premium Hikes Outpace Inflation: Since 2000, average annual premiums for small firms rose from $2,827 to $7,974—nearly 2.4x the rate of inflation.
  • HRAs Are Gaining Ground: Adoption of Health Reimbursement Arrangements (HRAs) has nearly tripled since 2020, with more than 80% of employers offering them to provide benefits for the first time.
  • Coverage Declines Across All Industries: Since 2009, every major sector has seen declines in small business health coverage, including wholesale trade (-17.6 percentage points), mining and manufacturing (-13.3 pp), and professional services (-13.2 pp).
  • Small Business Coverage in North Carolina: In 2009, 33.8% of small businesses in North Carolina offered their employees health insurance. By 2023, this figure had fallen to 25.1%—a decrease of 8.7 percentage points.

Massive Sewage Spill Dumped Into Charlotte Waterways Over The Weekend

0

Charlotte Water is responding to a wastewater overflow that released an estimated 6,250 gallons of sewage into Mallard Creek on April 19, after a pipe failure occurred near the 8500 block of Cliff Cameron Drive.

The overflow began at 11:42 a.m. and ended at 10:08 p.m. on Saturday. According to Charlotte Water’s preliminary report, approximately 6,240 gallons of the spill reached Mallard Creek, a tributary in the Yadkin Pee Dee Basin. Cleanup crews were dispatched immediately, and water quality testing is ongoing to determine the impact on the surrounding environment.

The incident is being tracked under Incident #202500700. Officials say the figures remain preliminary and may be updated in a final report.

Charlotte Water confirmed the cause was a pipe break, a recurring issue identified in its 2024 annual wastewater report. That report cited sewage overflows as a persistent challenge, with 162 sewer spills recorded in fiscal year 2024. Most incidents were caused by debris, grease, and root intrusion.

Charlotte Water’s largest overflow last year occurred in Huntersville, when 16,250 gallons of wastewater reached McDowell Creek due to a damaged manhole caused by a private contractor. That spill prompted targeted alerts to local residents.

Of the 162 spills last fiscal year, 22 were linked to contractor activity, and 34 involved less than 100 gallons. Charlotte Water has used SmartCover sensors to detect potential blockages, preventing additional overflows in remote or hard-to-access locations.

The utility continues to urge residents and institutions not to flush wipes or non-degradable materials, which frequently contribute to pipe blockages and overflows.

Officials say there is currently no threat to drinking water. Updates will be issued as water quality results become available.

As Charlotte’s gaming community continues embracing these nutritional strategies, we can expect further innovations that bridge the gap between physical health and digital performance.

The city’s unique blend of tech-forward thinking and wellness culture positions it as an emerging hub for gaming nutrition innovation beyond traditional gaming capitals.

The Importance of Staying Focused When Driving

0

Driving is an activity that requires undivided attention. With the high-speed world of smartphones, multitasking, and constant communication on the go, the urge to take one’s eyes off the road is real at all times. Maintaining concentration while driving has nothing to do with the law—it’s about saving lives. If you ever get injured by a distracted driver, you should get in touch with a lawyer. They can help you secure compensation for your losses.

Understanding Distracted Driving

Distracted driving is any activity that takes one’s attention away from driving. These include:

  • Texting or phone use
  • Eating and drinking
  • Conversation with passengers
  • Stereo and navigational system adjustment
  • Daydreaming or mind preoccupation

Thousands of individuals die yearly according to the National Highway Traffic Safety Administration (NHTSA) as a result of distracted drivers. The effects don’t just come to the driver themselves but also include passengers, pedestrians, and other road users.

Types of Distractions

There are three primary categories of driving distractions:

  1. Visual – Removing your eyes from the road (e.g., glancing at a phone).
  2. Manual – Removing your hands from the wheel (e.g., reaching for something).
  3. Cognitive – Removing your mind from driving (e.g., thinking about something else).

Texting is especially risky since it affects all three categories of distraction. Glancing down for only five seconds at 55 mph is like driving the length of a football field blindfolded.

Legal and Financial Consequences

The statute is unambiguous in most states, including North Carolina: handheld phone use while driving is prohibited, especially for learner drivers and school bus drivers. Being caught can result in a fine, license points, and higher insurance costs. More significantly, if an individual is hurt or killed from distracted driving, the driver can be held to substantial legal liability, including civil responsibility and even criminal prosecution.

The Human Cost of Distraction

For victims who are hurt by a driver who is distracted, the consequences can be life-changing. Injuries can range from bruising to traumatic brain injury or even lifetime disability. Aside from the bodily pain, victims can also experience emotional trauma, lost wages, and increasing medical expenses. Familiarity with your legal rights following such an incident is crucial. For more information on how laws approach distracted driving, refer to this resource.

How to Remain Concentrated Behind the Wheel

  1. Hang up your phone – Use “Do Not Disturb” mode when driving.
  2. Plan ahead – Get your GPS and music ready before you move.
  3. Avoid snacks – Eat meals prior to getting in the car.
  4. Keep conversations brief – Minimize passenger interaction and keep it on track.
  5. Remain well-rested – Drowsiness can be as lethal as distraction.

Establishing a concentrated driving environment not only lowers risk but also enhances reaction time and decision-making in emergency situations.

Encouraging Safe Driving Behaviors

Parents, educators, and employers all have a crucial role to play in encouraging safe driving. Teen drivers are especially vulnerable to distraction, particularly from cell phones. Schools and community groups can assist by conducting awareness campaigns and offering educational resources.

Employers may have policies to discourage distracted driving while working or while using company cars. Being a good role model as a seasoned driver may also lead younger or less skilled drivers to follow better practices.

Trusted Resources for Road Safety

Organizations like the Insurance Institute for Highway Safety (IIHS) and the Centers for Disease Control and Prevention (CDC) provide detailed information and studies on road safety and distracted driving. These sources are useful for anyone looking to grasp the overall effect and prevention methods.

Final Thoughts

The mere act of being attentive behind the wheel can save lives. Though in the moment, distractions might feel harmless, they can result in awful outcomes in seconds. Drivers need to stick with safety and be present every time they drive. By doing this, we not just save ourselves but everyone we share the road with.

Five Costly Mistakes in Commercial Property Access Control

0

Access control goes beyond basic security—it supports the smooth operation of commercial properties. From physical barriers to advanced systems, each component affects how efficiently a site runs and how safe it feels. When access points aren’t managed properly, the ripple effects can include costly delays, safety hazards, and logistical setbacks. That’s why it’s important to have strategies that are both clear and adaptable.

Even experienced property managers can fall into predictable traps. Sticking with outdated solutions or overlooking practical day-to-day issues can slow operations and leave gaps in protection. A strong plan means paying attention to weak spots and regularly adjusting based on how a site is actually used. Access control isn’t just about locking things down—it’s about helping everything move as it should.

Overlooking Flexibility in Barrier Systems

Some commercial spaces pick fixed barriers that are hard to work around. But places like delivery zones that double as event spots need more flexibility. Incorporating removable bollards into the design lets managers quickly open or close access. That means trucks can get in when needed without sacrificing safety. These flexible options help spaces safely shift between different uses.

Emergency readiness hinges on how well the locking components function under pressure. Staff must be able to access vital areas swiftly without compromising security. Even brief delays can increase risk. Establishing clear activation procedures and running frequent drills prepares teams to respond with speed and confidence when it matters most.

Misplacing Control Points in High-Traffic Commercial Sites

Where you put access points matters, especially in busy places. If control points are too close to where people walk, it can lead to problems. Drivers managing tight spots near foot traffic can cause accidents. Without careful planning around daily use, access points might block delivery vehicles or create delays, which can hurt service and customer experience.

Paying attention to how traffic moves on-site helps avoid these issues. Barriers meant to improve security can sometimes create blind spots or block routes during peak hours. Looking at how a site is actually used—not just how it was planned—helps keep layouts functional and safe. Observing how pedestrians and vehicles interact, then adjusting layouts accordingly, can reduce risk and make things flow better.

Underestimating Locking Mechanism Vulnerabilities

Locks are often the first line of defense, but they’re not always strong enough. Some managers stick with basic padlocks or old systems that are easy to get past. This leaves areas open to unauthorized access. Locks that aren’t checked regularly might rust or stop working, which can lead to costly repairs—or worse, security failures—when they’re needed most.

In places with multiple tenants, not having a good key management system creates added problems. A single lost key might open up access to several areas if duplicates aren’t tracked properly. Using a key tracking system and upgrading to modern lock tech can help. Electronic locks that don’t require physical keys offer more control and make things safer.

Skipping Visual Deterrents in Perimeter Design

How barriers look affects how well they work. If bollards and other barriers blend in too much, people might not even notice them. This can lead to accidental access or unsafe behavior. Barriers should stand out clearly to signal restricted areas and help guide people properly.

Signs are also a big part of access control. If signs aren’t clear or are placed poorly, even well-meaning vendors or visitors might use the wrong entrance. Taking the time to check visual cues regularly—like making sure signs are readable and placed where they matter—can cut down on confusion and help keep the site safe.

Ignoring Staff Protocols and Access Control Integration

Access control works when staff know what to do. If employees aren’t trained, doors can stay unlocked or barriers left open, causing safety issues. Simple slip-ups—like giving keys to the wrong person—can lead to major problems. Focused training on daily access tasks keeps people alert and aware of their role in site security.

A big part of safety is how tech systems and physical barriers work together. If they’re not in sync, emergency responses might be slower, risking people and property. Regular training and drills help staff understand the system. Updating rules often keeps everyone aligned and supports smoother, safer day-to-day operations.

Good access control depends on practical planning and attention to detail—not just high-tech systems or expensive locks. Small gaps, like outdated signage or poor staff training, can trigger bigger issues, from delivery delays to security breaches. Think about how your site actually functions each day, not just how it looks on paper. Real-world use should guide decisions. Walk the property, talk to staff, and identify problem areas before they grow. Updating even one weak spot can improve safety and flow. Start with a walkthrough. Take notes. Then make small, targeted changes. Your site—and everyone who uses it—will benefit.
