$500 Million Mixed-Income Development Breaks Ground in Charlotte

Construction is beginning on a $500 million mixed-income, mixed-use development on the edges of Dilworth, South End and uptown.

The Fallon Company just celebrated a groundbreaking on the first phase of its Centre South redevelopment project, a nearly 17-acre development along South Boulevard and South Caldwell Street.

They officially broke ground on Twelve03, a 329-unit mid-rise and the first phase of Centre South, a 16.7-acre transit-oriented, mixed-use community at the intersection of South End, Dilworth, and Uptown.

Twelve03 will deliver studio, one, and two-bedroom units, with 20% reserved as workforce housing. In April, we closed construction financing with RXR and TD Bank in one of the most challenging capital markets in recent memory. First deliveries are anticipated in late 2028.

When complete, Centre South will include up to 975 residences, 405,000 SF of Class A office space, 36,000 SF of amenity retail, a 180-key hotel, and 1.5 acres of central green space.

Flanked by Dilworth and South End with Uptown a short walk away, master planned community Centre South is at the heart of where things are happening in Charlotte. Tucked into the most vibrant, active part of the city, Centre South has something for everyone.
The Fallon Company launched a public-private partnership with INLIVIAN, the former Charlotte Housing Authority – the first of its kind in Charlotte – to become the master developer for the 16.7-acre Centre South site, close to the city’s central business district. The company’s vision for the project, celebrating Charlotte’s explosive growth with a modern, 21st century mixed-use development, serves as a national model for successful, transit-oriented community.

Centre South features a variety of residential options, including workforce housing, a hotel, retail and restaurants. It also includes an expansive green space that connects and unifies the project while offering space for recreation, events and activities.
