Toll Brothers Announces New Townhome Project With Homes Starting Under $1M

Another round of “totally normal” housing is coming to South Charlotte.

Toll Brothers announced a new townhome community near SouthPark, with prices starting in the mid-$900,000s—which, in 2026 Charlotte, now somehow qualifies as reasonable.

The project, called Toll Brothers at SouthPark, is already under site work and will open for sales in late 2026. It sits just a few blocks from the SouthPark Mall and a 15 minute drive from Uptown.

“Adjacent to the upscale SouthPark Mall, residents will enjoy an unmatched combination of elegant townhome designs, modern convenience, and proximity to one of Charlotte’s most vibrant and established destinations,” said Ryan Switzer, Division President of Toll Brothers in Charlotte in a press release.

Homes will offer more than 2,000 square feet, open layouts, covered outdoor areas, and two-car garages. Buyers can also personalize finishes at the builder’s design studio, because nothing says practicality like upgrading countertops in your $900K townhome.

The new reality

Charlotte also isn’t the bargain it once was. Home prices have surged in recent years due to population growth and demand, pushing the region above the national median and driving more townhome development.

That leaves buyers with a pretty clear set of “choices.”

If you want a single-family home with a yard in South Park, expect to pay well over $1.5 million.

If that feels a bit steep, these nearly $1 million townhomes start to look like a deal.

Of course, that deal comes with a few modern perks: no yard, shared walls, and the occasional reminder that your neighbor also paid close to a million dollars to live six feet away.

Local impact

The development reflects a broader shift across Charlotte’s housing market.

As land becomes more limited and prices continue rising, luxury townhomes are increasingly filling the gap between demand and affordability.

In other words, this isn’t an outlier. It’s the new normal.
